About Godrej Eternal Palms

Godrej Eternal Palms stands just off Palm Beach Road at Sanpada, on the stretch of Navi Mumbai that has spent two decades turning itself into the most expensive address on this side of the harbour. The marketing calls it Millionaire Street, and while that is a sales line rather than a survey record, it is not an unreasonable description of what Palm Beach Road has become.

The setting is genuinely particular. The road runs along the eastern edge of the creek, with mangroves on one side and the Parsik hills behind, which is why the campaign leans on breeze and water rather than on the usual list of clubhouse features. Godrej describes the amenity programme in four named zones rather than a menu: Ember Enclave for the rooftop lounge and spa, Aqua Arena for the water, Zephyr Zone, and Earth Echo for the landscape. Underneath that language sits a fairly conventional set of facilities, a gymnasium, indoor games, a library, a multipurpose court, a cricket net, a party deck and a reflexology garden.

The design team is unusually heavily credited for a launch document. Soyuz Talib Architects is the principal architect, EPLA handles landscape, Synergy Facade the elevation and Open Atelier Mumbai the interiors, and the opportunity document devotes several pages to Open Atelier’s previous work rather than to the project itself. That is a signal about what is being sold here: this is a design-led pitch, aimed at buyers choosing between addresses rather than between floor plans.

What the statutory filing adds is the shape of the scheme. Two sale towers rise over four podium levels and an amenity deck to thirty-two residential floors. Alongside them stands a separate tower of ground plus seven floors for economically weaker section housing, with its own sewage treatment. That is how large plots in Navi Mumbai are permitted to be developed, and it is part of the site you would be buying into.

Godrej Eternal Palms Review: Is It a Good Buy?

VS

Project Reviewer · BookNewProperty · Verified
4.3 out of 5 6 Pros · 6 Cons

Godrej Eternal Palms is a strong address with a genuinely unresolved question at the centre of it: nobody can tell you when it will be finished, including Godrej.

Take the dates in order. The structured data on Godrej’s own project page records a possession date of 30 September 2031. The written description on that same page says possession by December 2032. The half-yearly environmental compliance report Godrej filed says planned completion December 2031. And PropertyPistol, a mainstream portal, lists December 2029. That is a spread of more than three years, and three of the four numbers come from Godrej. Before anything else, ask which date is in the agreement for sale, and check it against the completion date filed under MahaRERA PM1330002500429, because that is the one with legal force.

The second gap is area. What it can tell you is that portals put the carpet area between about 800 and 1,408 Sq.Ft. at a rate near 33,500 rupees per Sq.Ft. of carpet, and that Godrej’s own 4.95 crore rupee headline against a 1,408 Sq.Ft. carpet works out around 35,000 rupees per Sq.Ft. of usable floor. Those are Palm Beach Road numbers. Whether the saleable area you are charged for is 1,900 Sq.Ft. or 2,300 is the difference between a good buy and an ordinary one, and only the developer can tell you.

The third thing is the one the marketing works hardest to avoid. The compliance filing describes two sale towers and, alongside them, a tower of ground plus seven floors for economically weaker section housing with a separate packaged sewage plant. This is entirely normal, entirely lawful, and the reason large Navi Mumbai plots get developed at all. It is also completely absent from a document that spends twenty-five pages on Millionaire Street, exclusivity and prestige. You should know the composition of the site you are buying into, and you should hear it from the developer rather than from us.

Four things in writing before money moves. The MahaRERA carpet area of your specific unit and the saleable area you are being charged for, side by side. The single completion date that appears in your agreement. Whether two-bedroom homes exist here and at what price. And confirmation of the EWS component and where it sits relative to your tower.

Pros 6

  • Palm Beach Road is the established premium address of Navi Mumbai, with mangroves and creek on one side and a built, working suburb on the other. This is not a corridor waiting for infrastructure.
  • Godrej Properties is the promoter of record, named consistently across the opportunity document, the project page and the environmental compliance report.
  • Both the environmental clearance and a dated half-yearly compliance report are downloadable from the project page, and the compliance report is specific about configuration, parking, sewage treatment and construction stage.
  • Sanctioned parking is 450 four-wheeler and 373 two-wheeler spaces, and two sewage treatment plants are filed rather than one.
  • A named and credited design team, with Soyuz Talib as principal architect, EPLA on landscape, Synergy Facade on the elevation and Open Atelier Mumbai on interiors.
  • Genuine transport optionality: Sanpada and Vashi stations, the Sion Panvel Highway, Atal Setu, and the upcoming Navi Mumbai International Airport and Metro Line 8 airport corridor.

Cons 6

  • No unit count, no tenement count and no plot area appears in the opportunity document, on the project page or in the compliance report, so density cannot be worked out either.
  • Godrej publishes one configuration, a 3 BHK at 4.95 crore rupees. Portals list two and three bedroom homes with carpet areas from about 800 Sq.Ft. and prices from about 2.68 crore. That is the same pattern we documented at Godrej Riverine, where the smaller configuration turned out to be real.
  • The scheme includes a separate economically weaker section tower of ground plus seven floors with its own packaged sewage plant. This is a standard and lawful part of development here, but it is nowhere in the marketing, which sells the address as Millionaire Street.
  • Ground-level recreation ground is the mandatory minimum, about 7,126 Sq.Ft. The open space being marketed sits on podium and rooftop, not on the ground.
  • Every distance on the developer material is a drive time in minutes, timed at six in the morning on a weekday. That is the least representative hour of the week on Palm Beach Road.
  • Godrej files the project under Mumbai on its own site and in its structured data, while the compliance report gives the taluka as Navi Mumbai and the district as Thane.

About Godrej Properties

Godrej Properties

Premium Founded 1990 Mumbai, Maharashtra, India
Verified Developer

Godrej Properties Limited, CIN L74120MH1985PLC035308, is the promoter of record here, which is worth stating plainly because it is not always the case. On Godrej Trilogy at Worli, also catalogued on this site, the registered promoters are two other companies and Godrej is a consortium partner. At Sanpada the developer named in the opportunity document, on the project page and in the environmental compliance report is Godrej Properties itself.

The disclosure record is mixed. On the good side, the environmental clearance and a dated half-yearly compliance report are both published on the project page, and the compliance report is specific about the building configuration, the parking counts, the sewage treatment capacity and the construction stage.

Godrej also files the project under the Mumbai section of its own website and gives the city as Mumbai in its structured data, while the compliance report gives the taluka as Navi Mumbai and the district as Thane. It is the same habit we noted on its Noida projects, where schemes in Greater Noida are filed under Noida. It affects nothing legally. It does make a search harder than it needs to be.

Godrej Eternal Palms FAQs

When will Godrej Eternal Palms be completed?

Nobody publishes a single answer, and that is the most important thing on this page. The structured data on Godrej own project page records 30 September 2031. The written description on the same page says possession by December 2032. The half-yearly environmental compliance report Godrej filed says planned completion December 2031. The portal PropertyPistol lists December 2029. Three of those four come from Godrej.

What is the carpet area and loading factor?

Portals put the carpet area between about 800 and 1,408 Sq.Ft. at roughly 33,500 rupees per Sq.Ft. of carpet. Godrej own headline of 4.95 crore rupees against a 1,408 Sq.Ft. carpet works out near 35,000 rupees per Sq.Ft. of usable floor. Because this is Maharashtra, you do not have to accept any of that: the carpet area of every unit is filed with MahaRERA under PM1330002500429 and can be looked up on the regulator portal.

Are there 2 BHK apartments at Godrej Eternal Palms?

Godrej publishes only a 3 BHK, at 4.95 crore rupees. Portals and channel-partner sites list both two and three bedroom homes, with carpet areas starting near 800 Sq.Ft. and prices from about 2.68 crore. We have tagged this page as 3 BHK because that is what the developer publishes, and flagged the two-bedroom claim rather than asserting it. Worth knowing: at Godrej Riverine in Noida the same pattern appeared, the headline said one configuration only, and Godrej own plans section turned out to carry the smaller one.

What does the project actually consist of?

The environmental compliance report describes it as a residential development with shops at Plot 8 and Plot 9, Sector 19, Sanpada, comprising two sale towers of ground plus four podia plus an amenity deck plus thirty-two residential floors, and a separate tower of ground plus seven floors for economically weaker section housing. Total built-up area is about 6.04 lakh Sq.Ft., of which about 3.74 lakh counts towards FSI. Sanctioned parking is 450 four-wheeler and 373 two-wheeler spaces.

Is there an EWS component at Godrej Eternal Palms?

Yes. The compliance filing records a separate EWS tower of ground plus seven floors, served by its own 15 KL packaged sewage treatment plant alongside the 185 KL plant for the sale towers. Inclusionary housing of this kind is a standard and lawful part of large residential development in Maharashtra, and it is not a mark against the project. It is simply absent from marketing material that describes the location as Millionaire Street, and a buyer is entitled to know the composition of the site before rather than after.

How many apartments are there and how dense is it?

Godrej gives no unit count on the project page or in the opportunity document, and the compliance report does not carry a tenement count either. No plot area is stated in any of the three documents, so density cannot be derived. On most projects we publish homes per acre; here we cannot, and we would rather say so than estimate it.

Where exactly is Godrej Eternal Palms?

Plot 8 and Plot 9, Sector 19, Node Sanpada, Taluka Navi Mumbai, District Thane, Maharashtra, postal code 400705, off Palm Beach Road. Godrej gives the coordinates as 19.0543 north, 73.0083 east. Note that Godrej files the project under the Mumbai section of its own website and gives the city as Mumbai in its structured data, while the compliance report gives the taluka as Navi Mumbai and the district as Thane. Same address, three different descriptions of where it is.

Who is the developer, and is Godrej the actual promoter?

Yes, here. Godrej Properties Limited, CIN L74120MH1985PLC035308, is named as the developer in the opportunity document, on the project page and in the environmental compliance report. This is worth confirming because it is not universal: at Godrej Trilogy in Worli, also on this site, the registered promoters are Embellish Houses and Akshay Sthapatya, with Godrej as a consortium partner. At Sanpada the brand and the promoter are the same entity.

What are the approvals?

MahaRERA registration PM1330002500429 and environmental clearance SIA/MH/INFRA2/479401/2024 dated 23 September 2025. The compliance report records January 2026 as the actual construction commencement date, with foundation work in progress at the time of filing. The project is not in a Coastal Regulation Zone, so no CRZ clearance applies despite the creek frontage of the wider Palm Beach corridor.

How far is it from the airport, BKC and the stations?

Every figure on its material is a drive time in minutes, and the small print states these were measured on Google Maps at six in the morning on a four-wheeler. Six a.m. is the least representative hour of the week on Palm Beach Road, so treat those numbers accordingly. We publish kilometres only where a developer publishes kilometres, so this page lists the landmarks named and converts nothing. What is factual is the geography: Sanpada and Vashi stations, the Sion Panvel Highway, Vashi Bridge and Atal Setu are all local, and the upcoming Navi Mumbai International Airport and Metro Line 8 airport corridor are both planned to serve this side of the harbour.

What amenities are planned?

Godrej organises them into four named zones rather than a list: Ember Enclave for the rooftop lounge and spa, Aqua Arena for the water, Zephyr Zone, and Earth Echo for the landscape. Within those sit a gymnasium, an indoor games room, a library, a multipurpose sports court, a cricket practice net, a kids play area, a party deck and a reflexology garden, over four podium levels and an amenity deck. Note that the ground-level recreation ground is the mandatory minimum of about 7,126 Sq.Ft.: the open space being marketed is on podium and rooftop, not at grade.

Who designed it?

Soyuz Talib Architects Pvt Ltd is the principal architect, EPLA the landscape consultant, Synergy Facade the facade consultant and Open Atelier Mumbai the interior design consultant. The opportunity document gives several pages to Open Atelier previous work, including the Sweven duplex and a hotel lobby, which tells you what is being sold here: this is a design-led pitch aimed at buyers choosing between addresses rather than between floor plans.

What should I check before booking at Godrej Eternal Palms?

Four things, in writing. The MahaRERA carpet area of your specific unit alongside the saleable area you are being charged for, since neither is published. The single completion date that appears in your agreement for sale, given that four different dates are in circulation. Whether two-bedroom homes exist in this project and at what price. And confirmation of the EWS tower, where it sits relative to your tower, and how the two are separated in the sanctioned layout.
