Godrej MSR City Phase 2 is the second residential release inside Godrej Properties’ 62-acre integrated township at Shettigere, on Airport Road in North Bengaluru. Phase 1, launched as BARCA at Godrej MSR City in 2025, has sold out with more than 2,300 homes booked, and Phase 2 is now opening on tentative pre-launch prices ahead of RERA registration.
Phase 2 brings 800 homes in three buildings of ground plus 15 floors. There are four layouts: a 2 BHK of about 1,200 Sq.Ft. from ₹1.59 Cr, a 3 BHK with two toilets of about 1,750 Sq.Ft. from ₹2.32 Cr, a 3 BHK with three toilets of about 1,930 Sq.Ft. from ₹2.56 Cr, and a 3 BHK Luxe with three toilets of about 2,275 Sq.Ft. from ₹2.99 Cr. Across the range the pre-launch rate works out to roughly ₹13,100 to ₹13,300 per Sq.Ft.
The township carries more than 50 amenities and is planned with about 75 percent open and landscaped space. The site sits before the Devanahalli toll plaza, so trips into the city along NH 44 avoid the toll, while Kempegowda International Airport is a short drive north. Doddajala railway station is about 3 km away.

Godrej MSR City Phase 2 Review: Is It a Good Buy?
Godrej MSR City Phase 2 rides on a proven first phase: more than 2,300 homes sold out, inside a large township with real amenities and a toll-free run into the city on NH 44. For buyers who missed Phase 1, it is the easiest way into the same community, with a stronger 3 BHK range including three-toilet and Luxe layouts.
The trade-offs are density and price. Around 18 homes per floor makes these busy buildings, and a pre-launch rate near ₹13,250 per Sq.Ft. is a clear step up from Phase 1. It suits end users working around the airport and Hebbal corridor, and investors betting on the airport belt, who are comfortable paying for a sold-out township’s momentum.
