About Purva Symphony
Purva Symphony is a villa community by Puravankara at Kammanahalli Village, Begur Hobli, off Bannerghatta Road in south Bengaluru. It forms Phase 3 of The Sound of Water, the larger Puravankara development on the same land that also contains Purva Sparkling Springs and Smiling Willows. Symphony occupies approximately 20 acres.
The homes are 3 and 4 bedroom villas. The website FAQ gives a size band of 3,335 Sq.Ft. to 4,477 Sq.Ft. and the price block quotes 3 BHK villas from ₹4.80 Cr. Both are recorded on this page and the difference is discussed in Source Notes.
Water is the organising theme, which is what the parent name refers to. The centrepiece is a man-made waterfall the developer describes as the largest in Bengaluru, audible across the property. Alongside it are an infinity pool, a water cascade, a mirror pool and a waterbody, all fed into an Aqua Clubhouse. The wellness side of the scheme includes a Zen garden branded the Garden of Five Senses with a 25-foot Buddha statue, a reflexology path, a yoga deck, a meditation lawn, and a facility named the Temple of Body and Mind housing the gymnasium, steam, sauna and spa.
The clubhouse programme is unusually broad for a villa community of this size: a multipurpose hall doubling as a yoga and dance studio, a jamming room with musical instruments, a tinkering studio, a library and reading lounge, a work-from-home zone, billiards, table tennis, an indoor games and cards room and a provision for a creche. Outdoors there is a tennis court, a multipurpose court for five-a-side football, volleyball and badminton, a half-basketball court, a cricket practice pitch, a jogging track, a children’s play area and a paw park.
Villa interiors are specified with a master bedroom of 16 by 19 feet with a 14-foot ceiling and a walk-in wardrobe, wooden surfaces across all bedrooms, glass balcony and staircase railings, and two family rooms in every 4 BHK plus a terrace. The project is registered with the Karnataka Real Estate Regulatory Authority under PRM/KA/RERA/1251/310/PR/210907/004300, jointly developed with Raja Group and Sri. Raja Udayshankar, and funded by and mortgaged to ARKA Fincap and ICICI HFC.

Purva Symphony Review: Is It a Good Buy?
Purva Symphony is a large-villa proposition on the southern edge of Bengaluru, and the strongest thing about it is that the buyer does not have to imagine the outcome. Purva Sparkling Springs, the completed villa phase of the same Sound of Water development, stands on the same land. Walk it before deciding anything else.
What is solid: K-RERA registration, roughly 20 acres, villas of 3,335 to 4,477 Sq.Ft. with a specified 16 by 19 foot master bedroom and 14-foot ceiling, a clubhouse programme that is unusually broad, and a location with two employment clusters nearby in Electronic City at 8.2 km and Jigani at 10.7 km, plus the NICE Road junction at 3.6 km for orbital travel.
What needs establishing: the schedule. The developer records the project status as Ongoing and the possession date as 30 June 2026, a date that has now passed. That is not unusual in Indian residential construction and it is not by itself a problem, but it does mean the current sanctioned completion date under the RERA registration is the number that matters, not the one on the marketing page.
The second thing to establish is what is actually available. That may mean the 4 BHK inventory is sold, or it may mean the marketing has simply been narrowed.
The ₹12,557 per Sq.Ft. shown in the overview block is our own midpoint, derived by dividing the ₹4.80 Cr entry price across the published 3,335 to 4,477 Sq.Ft. band. It is a reference point, not a quoted rate. On a villa, the split between land and built area matters more than the blended figure, so ask for the plot area and the built-up area separately.
Who this suits: a buyer who wants a large independent home in south Bengaluru, works towards Electronic City or Bannerghatta Road rather than in the centre or the north, and values landscape and clubhouse depth over proximity to the metro. Who it does not suit: anyone who flies frequently, given 52.4 km to the airport, or anyone who needs a metro-walkable address.
Pros 10
- K-RERA registered under PRM/KA/RERA/1251/310/PR/210907/004300, verifiable at rera.karnataka.gov.in.
- The completed earlier phase, Purva Sparkling Springs, sits on the same land, so the developer’s delivered work in this specific location can be inspected rather than assumed.
- Villa sizes of 3,335 to 4,477 Sq.Ft. are genuinely large, with a stated master bedroom of 16 by 19 feet and a 14-foot ceiling.
- Approximately 20 acres for a villa community gives real space between homes and room for the landscape programme.
- The clubhouse programme goes well beyond the usual gym and pool, with a jamming room, tinkering studio, library, work-from-home zone and creche provision.
- Electronic City derives to 8.2 km and Jigani Industrial Area to 10.7 km, so two employment clusters sit within a short drive.
- Apollo Hospitals and Fortis Hospital on Bannerghatta Road derive to 6.1 km and 6.4 km, and IIM Bangalore to 6.1 km.
- The NICE Road junction on Bannerghatta Road derives to 3.6 km, which gives an orbital route towards Mysore Road, Tumkur Road and Hosur Road without crossing the city.
- Bannerghatta National Park derives to 8.1 km, so the green setting the marketing describes is backed by a genuinely protected forest nearby.
- The developer publishes three dated construction status videos, so progress can be tracked rather than taken on trust.
Cons 5
- Kempegowda International Airport derives to 52.4 km, which is a long journey from the southern edge of the city.
- The nearest metro station, Jayadeva, derives to 9.7 km, so daily commuting depends on road travel to reach the network.
- Bannerghatta Road carries heavy peak-hour traffic between Gottigere and Silk Board, and travel times vary far more than the distances suggest.
- Extensive water features, including a large waterfall, cascades and pools, carry running and maintenance costs that fall to the residents association once the developer hands over.
- MG Road derives to 18.1 km and Bangalore City railway station to 18.8 km, so this is a southern-periphery address rather than a central one.

About Puravankara Limited
Puravankara Limited was founded in 1975 and is headquartered at Ulsoor Road, Bengaluru. developed. These are the developer’s own figures.
The group operates several brands: Puravankara and Purva for mid-to-premium apartments and villas, Provident for the affordable segment, and Purva Land for plotted developments. It is a listed company, which means its financial statements and project-level disclosures are public and can be read alongside the marketing material.
The most directly relevant part of that record here is on the same land. Purva Sparkling Springs, also at The Sound of Water off Bannerghatta Road, is a completed villa community. Anyone considering Symphony can walk Sparkling Springs, see how the landscaping and water features have aged, ask residents what maintenance costs and whether the amenities run as advertised, and use that as the most reliable available guide to what Symphony will look like once occupied.
Symphony is jointly developed with Raja Group and Sri. Raja Udayshankar. Joint development means the landowner and the developer share the project, so it is worth confirming in the agreement which party is responsible for what, and that the title flows cleanly through the joint development agreement.

Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Purva Symphony
The Sound of Water: How the Phases Fit Together
Symphony is not a standalone project. The brochure titles it Symphony at The Sound of Water Phase 3, and the master plan shows it bordered by Smiling Willows on one side and Sparkling Springs on the other. All three are Puravankara villa developments on the same land off Bannerghatta Road at Kammanahalli Village, Begur Hobli.
That has two practical consequences. The first is useful: Purva Sparkling Springs is complete and occupied, and it derives to essentially the same coordinates as Symphony. It is the single best available preview of what Symphony will be like once it is finished and lived in. Visit it, look at how the landscaping and water features have held up, and ask residents what they pay in maintenance and whether the amenities run year-round.
The second requires care: when phases share a site, they may or may not share amenities, roads, security and the residents association. Ask explicitly which amenities are exclusive to Symphony and which are shared across The Sound of Water, whether there will be one association or several, and how common-area maintenance is apportioned between phases. Get the answer in the agreement, not in conversation.
What the Water Features Mean in Practice
The waterfall, cascade, mirror pool, waterbody and infinity pool are the reason this project looks different from other villa communities on Bannerghatta Road, and they are also the part of it that costs the most to keep running.
Recirculating water features consume electricity continuously for pumping, require filtration and chemical treatment, and need periodic repair of pumps, liners and lighting. In a community of this size those costs sit in the common-area maintenance charge, and they are among the first items a residents association reduces when it wants to cut the budget. The result, in many projects, is a marquee water feature that runs only on weekends or only when guests are expected.
None of that is a reason to avoid the project. It is a reason to ask three specific questions: what is the estimated monthly running cost of the water features, is that figure included in the maintenance estimate you have been quoted, and at Sparkling Springs next door, do the equivalent features actually run? The third question is the one that gives an honest answer.
How the Distances on This Page Were Derived
The distances in the connectivity section are calculated, not quoted. They are derived from the project coordinates in the Google Maps embed on the official project page (approximately 12.850808 N, 77.602015 E) to the coordinates of each landmark, using great-circle distance multiplied by a road factor of 1.30 to approximate travel by road.
The developer publishes travel times rather than distances, which is a different measure and depends heavily on the hour of travel. Where the two can be compared they are broadly consistent in ordering, though the developer’s brochure and website differ from each other in places: the brochure gives IIM Bengaluru as 20 minutes while the website gives it as 5 minutes, and the brochure gives Jayadeva Hospital as 30 minutes while the website gives 15.
Treat both sets as indicative. On Bannerghatta Road the variable that actually matters is time of day, not distance.
Source Notes
This page is compiled from the official Purva Symphony project page on puravankara.com and the Symphony Lifestyle brochure dated May 2025. Where the two disagree, both are shown.
Possession date. The website project overview states a possession date of 30-06-2026 and a project status of Ongoing. That date has now passed. The sanctioned completion date recorded under the K-RERA registration is the authoritative figure and should be requested in writing.
Configuration. The brochure and the website body copy both describe 3 and 4 BHK villas. The website key-features price block lists only 3 BHK villas at ₹4.80 Cr onwards. Both are reflected in the price table on this page, with the 4 BHK marked on request.
Villa sizes. The band of 3,335 to 4,477 Sq.Ft. appears in the website FAQ and is attributed there to the 3 BHK. No separate size band is published for the 4 BHK.
Rate per Sq.Ft. The ₹12,557 figure in the overview block is derived by this site as the midpoint of ₹4.80 Cr across the 3,335 to 4,477 Sq.Ft. band. It is not a developer-quoted rate.
Amenity list. The brochure claims more than 20 indulgences. The 31 amenities listed on this page are those named in the brochure master plan, the brochure amenity tables and the website. The website FAQ additionally mentions a ballet room and a karaoke space, which do not appear in the brochure amenity tables; those two are not listed here. Ask for the amenity schedule filed with RERA, which is the enforceable list.
Marketing claims. Bengaluru’s largest man-made waterfall and largest villa community in south Bengaluru are the developer’s claims and have not been independently verified.
Ownership and finance. The brochure states the project is jointly developed by Raja Group and Sri. Raja Udayshankar, and that it is funded by ARKA Fincap and ICICI HFC and mortgaged to them.
Distances. All distances are derived as described above, not quoted from a survey.
Questions to Put to the Sales Team
- What is the current sanctioned completion date under the K-RERA registration, given that the published possession date of 30 June 2026 has passed?
- What does the agreement say about compensation if handover is delayed beyond that date?
- Are 4 BHK villas still available, and if so how many and where in the layout?
- For the specific villa on offer, what is the plot area and what is the built-up area, stated separately?
- Which amenities are exclusive to Symphony and which are shared with the other phases of The Sound of Water?
- Will Symphony have its own residents association, or one shared across the phases, and how is common-area maintenance apportioned?
- What is the estimated monthly maintenance charge per Sq.Ft., and does it include running the water features?
- Can I see the amenity schedule filed with RERA rather than the brochure list?
- The project is mortgaged to ARKA Fincap and ICICI HFC. What is the process and timeline for releasing the charge on my villa at registration?
- What are the terms of the joint development agreement with Raja Group, and how does title flow to me through it?
- Can I walk Purva Sparkling Springs next door and speak to residents there?
- Can I see the three construction status videos with their dates, and visit the site to match them?

Purva Symphony is at The Sound of Water, Kammanahalli Village, Begur Hobli, off Bannerghatta Road in Bengaluru South Taluk. By derived road distance, Gottigere is 1.4 km away, the NICE Road junction on Bannerghatta Road 3.6 km, Royal Meenakshi Mall 5.5 km, IIM Bangalore 6.1 km and Electronic City 8.2 km.
The Karnataka RERA registration is PRM/KA/RERA/1251/310/PR/210907/004300. It can be verified at rera.karnataka.gov.in, where the sanctioned completion date and the approved plans are also recorded.
The website price block states 3 BHK villas from ₹4.80 Cr. Dividing that entry price across the published 3,335 to 4,477 Sq.Ft. band gives roughly ₹10,721 to ₹14,393 per Sq.Ft.; the ₹12,557 shown in the overview block is the midpoint and is derived by this site, not quoted by the developer. On a villa the split between land and built-up area matters more than the blended rate, so ask for both separately.
The website FAQ gives a size band of 3,335 Sq.Ft. to 4,477 Sq.Ft. for the 3 BHK, and the current website price block lists only the 3 BHK.
The website project overview states a possession date of 30-06-2026 and records the status as Ongoing. That date has passed, so the number that matters now is the current sanctioned completion date under the K-RERA registration.
The development covers approximately 20 acres. It forms Phase 3 of The Sound of Water, the wider Puravankara development on the same land that also includes Purva Sparkling Springs and Smiling Willows.
Water features anchor the scheme: a man-made waterfall, an infinity pool, a water cascade, a mirror pool and a waterbody, served by an Aqua Clubhouse. Wellness facilities include the Temple of Body and Mind housing the gymnasium, steam, sauna and spa, a Zen garden called the Garden of Five Senses, a reflexology path, a yoga deck and a meditation lawn. Indoors there is a multipurpose hall doubling as a yoga and dance studio, a jamming room, a tinkering studio, a library, a work-from-home zone, billiards, table tennis, an indoor games room and creche provision. Outdoors there is a tennis court, a multipurpose court, a half-basketball court, a cricket practice pitch, a jogging track, a children’s play area and a paw park.
Both are Puravankara villa communities within The Sound of Water on the same land off Bannerghatta Road; their published coordinates are effectively identical. Sparkling Springs is the completed phase and Symphony is Phase 3. Because Sparkling Springs is finished and occupied, it is the most useful available preview of what Symphony will look like in use, and it is worth walking before deciding on Symphony.
By derived road distance, Electronic City is approximately 8.2 km, Jigani Industrial Area 10.7 km and Silk Board junction 10.1 km. Jayadeva Metro Station derives to 9.7 km, MG Road Metro Station to 18.1 km, Bangalore City railway station to 18.8 km and Kempegowda International Airport to 52.4 km.
Puravankara Limited, founded in 1975 and headquartered at Ulsoor Road, Bengaluru. Raja Udayshankar, and that it is funded by ARKA Fincap and ICICI HFC and mortgaged to them.
The arguments in favour are large villa sizes on roughly 20 acres, K-RERA registration, a completed sister phase on the same land that can be inspected, an unusually deep clubhouse programme, and two employment clusters within about 10 km. The arguments against are 52.4 km to the airport, 9.7 km to the nearest metro station, peak-hour congestion on Bannerghatta Road, the ongoing running cost of extensive water features, and a published possession date that has passed while the status remains Ongoing. It suits a buyer who wants space in south Bengaluru and can wait; it is a weaker fit for anyone who needs a short commute to the centre or the airport.
Get the current sanctioned completion date under the K-RERA registration in writing, along with the delay provisions in the agreement. Establish the plot area and built-up area separately for the specific villa. Get an estimated maintenance charge per Sq.Ft. that includes running the water features. Then walk Purva Sparkling Springs next door and talk to the people living there.
