About Purva Woodfield
Purva Woodfield is a plotted development by Purva Land, the land and plotted-development arm of the Puravankara group. The developer describes it as formerly known as Provident Woodfield, so the project has been rebranded from the group’s affordable-segment label to its plotted-development one. Both are Puravankara group brands.
The proposition is a premium villa-plot layout rather than a bare land subdivision. The developer describes wide tree-lined boulevards, landscaped gardens, a luxury clubhouse, community infrastructure and underground concealed services. That last point matters on a plotted scheme: burying electrical and water services rather than running them on poles is a meaningful cost the developer absorbs, and it is visible on site.
The April 2023 construction status document published by the developer is the most detailed public record of what has been built. It shows a grand entry with a water body, a basketball court, a cricket pitch, a seating court, two children’s play areas, a senior citizen court, three outdoor gym zones, a multipurpose court, paved pathways, a skating rink, landscape works, a transformer yard and a sewage treatment plant. It also labels the plots in two runs, numbered 12 to 137 and 145 to 350.
Location is the part of the offer that needs care. The developer markets the project as being at Electronic City Phase II, and the page title reads villa plots for sale in Electronic City. The project coordinates published in the developer’s own map embed sit south of there, off Hosur Road near Bommasandra and Chandapura. By derived road distance from those coordinates, Narayana Health City is 1.7 km, the Biocon campus 2.8 km, Bommasandra Metro Station 3.0 km, and Electronic City Phase 2 approximately 6.8 km. The address is best understood as the Bommasandra end of the Hosur Road corridor rather than Electronic City itself.
Rather than fill those gaps with estimates, this page leaves them empty and sets out below exactly what to ask for.

Purva Woodfield Review: Is It a Good Buy?
Purva Woodfield is a built plotted layout on the Hosur Road corridor with a genuinely good micro-location and an unusually thin public record. Those two facts should be weighed together.
What is strong: the immediate surroundings. Narayana Health City derives to 1.7 km, the Biocon campus to 2.8 km, Bommasandra Metro Station to 3.0 km and the Bommasandra Industrial Area to 3.1 km. That is a hospital, an employment cluster and a metro terminus all inside a five-minute drive, which very few plotted schemes around Bengaluru can claim. Electronic City is close enough to commute to at 6.8 to 8.2 km without paying Electronic City land prices.
What is also strong: this is not a paper project. The April 2023 construction status shows courts, play areas, outdoor gyms, a skating rink, paved pathways, landscape works, a transformer yard and a sewage treatment plant already built, with plots numbered and laid out. On a plotted development that is the whole substance of what the developer owes you.
That absence is not evidence of a problem, but it does mean nothing about value can be judged from the public material. Get the RERA number first and read the registration at rera.karnataka.gov.in before anything else.
What needs correcting in your own head: the marketing calls this Electronic City Phase II. The developer’s own map pin puts it near Bommasandra and Chandapura, roughly 6.8 km short of Electronic City Phase 2. That is not a bad location, it is simply a different one, and it should be priced as Bommasandra rather than as Electronic City.
Who this suits: someone working at Biocon, in the Bommasandra industrial belt or in Electronic City who wants to build their own house, values being near a major hospital and a metro terminus, and is working to a multi-year horizon. Who it does not suit: anyone commuting north or east across the city, or anyone who flies often.
Pros 10
- Narayana Health City derives to 1.7 km, which is unusually close for a major multi-speciality hospital.
- Bommasandra Metro Station, the southern terminus of the Yellow Line, derives to 3.0 km, giving the location rail access into the city.
- The Biocon campus derives to 2.8 km and the Bommasandra Industrial Area to 3.1 km, so there is an employment base within a few minutes of the site.
- Electronic City Phase 1 and 2 derive to 7.6 km and 6.8 km, close enough for a short commute without paying an Electronic City land price.
- Underground concealed services are specified rather than overhead cabling, which is a real difference in how a finished plotted layout looks and functions.
- The amenity programme is built rather than promised: the April 2023 construction status shows courts, play areas, outdoor gyms, a skating rink and landscape works already in place.
- A sewage treatment plant and transformer yard appear on the construction record, so core infrastructure is accounted for.
- The plot numbering in that document runs from 12 to 350, which indicates a mid-sized community rather than a sprawling one.
- Buying a plot lets you control build cost, specification and timing instead of accepting a developer payment schedule.
- Jigani Industrial Area derives to 6.8 km, adding a second employment cluster independent of the IT corridor.
Cons 5
- The site sits at the Bommasandra end of Hosur Road rather than in Electronic City itself, with Electronic City Phase 2 deriving to 6.8 km.
- Central Bengaluru is a long way off: MG Road derives to 27.9 km and Bengaluru City railway station to 30.4 km.
- Kempegowda International Airport derives to 58.3 km, at the opposite end of the city.
- Hosur Road carries heavy industrial and interstate traffic through Bommasandra and Attibele, and travel times vary far more than the distances suggest.
- The most recent construction status document published by the developer is dated April 2023, so current progress needs to be confirmed on site.

About Puravankara Limited
Puravankara Limited was founded in 1975 and is headquartered at Ulsoor Road, Bengaluru. It is a listed developer operating across Bengaluru, Chennai, Coimbatore, Goa, Hyderabad, Kochi, Mangalore, Mumbai and Pune, and it runs several brands: Puravankara and Purva for mid-to-premium apartments and villas, Provident for the affordable segment, and Purva Land for plotted developments.
Purva Woodfield sits across two of those brands, having been launched as Provident Woodfield and now marketed as Purva Land. That is a positioning change rather than a change of company, but it is worth confirming at the point of signing which legal entity appears on your agreement and on the RERA registration, because the promoter named there is your counterparty.
Purva Land runs several other plotted schemes in and around Bengaluru, including Purva Tivoli Hills at Devanahalli, Purva Oakshire at Rampura and Purva Kensho Hills at Sarjapura. For a plotted development the relevant part of a developer’s record is narrow: whether internal roads, water supply, drainage, street lighting and the amenity zones were actually completed and handed over in earlier plotted schemes. Ask which of those are complete and go and walk one.

The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Purva Woodfield
Electronic City or Bommasandra: Where This Project Actually Sits
The developer markets Purva Woodfield as villa plots in Electronic City Phase II. The coordinates published in its own Google Maps embed are approximately 12.796259 N, 77.679871 E, which places the site south of Electronic City, off Hosur Road between Bommasandra and Chandapura.
Derived from those coordinates, Electronic City Phase 2 is about 6.8 km away and Phase 1 about 7.6 km. Bommasandra Industrial Area is 3.1 km, Chandapura 4.0 km and the Bommasandra Metro terminus 3.0 km.
This is worth being precise about for one reason: price. Land in Electronic City proper and land at Bommasandra are not the same market, and a project marketed under the more expensive name should still be priced against the market it physically sits in. When you get a rate, compare it against recent transactions in Bommasandra and Chandapura, not against Electronic City.
The location itself has real merits, set out in the connectivity section: a major hospital at 1.7 km, Biocon at 2.8 km, a metro terminus at 3.0 km. Those are better than most of Electronic City manages. The point is not that the location is weak, it is that it should be named and priced accurately.
What the April 2023 Construction Status Shows
The developer publishes a construction status document dated April 2023. It is a photographic record rather than a written report, and it is the most substantive public evidence of what exists on site.
Labelled in it: an overall view of the layout, a grand entry with a water body, a basketball court, a cricket pitch, a seating court, two children’s play areas, a senior citizen court, three outdoor gym zones, a multipurpose court, pathway paving, a skating rink and landscape works. Infrastructure shown includes a transformer yard and a sewage treatment plant. The plots themselves are labelled in two runs, numbered 12 to 137 and 145 to 350.
Two things follow. First, the amenity programme is largely delivered rather than promised, which changes the risk profile of the purchase substantially compared with a pre-launch plotted scheme. Second, the document is now more than three years old at the time of writing. Ask whether a newer construction status exists, and in either case walk the site: on a completed layout you can verify roads, drainage, street lighting and the amenity zones with your own eyes rather than taking a document’s word for it.
How the Distances on This Page Were Derived
The distances in the connectivity section are calculated, not quoted. They are derived from the project coordinates published in the Google Maps embed on the official project page (approximately 12.796259 N, 77.679871 E) to the coordinates of each landmark, using great-circle distance multiplied by a road factor of 1.30 to approximate travel by road.
The developer publishes its own distances for this project, and ours are consistently lower. It gives Narayana Health City at 2.1 km against our 1.7 km, the Biocon campus at 5.7 km against our 2.8 km, Wipro at 9.8 km against our 6.6 km and Infosys at 10 km against our 8.2 km. The gap is largest on the IT campuses, which are large sites where the measured point matters: a campus gate and a campus centre can be a kilometre apart.
Treat both sets as indicative. Distance is fixed; travel time on Hosur Road through Bommasandra is not, and that is the number that will actually shape your day.
Buying a Plot Here: What You Are Taking On
A plot and a finished home are different purchases with the risk in different places.
On a plotted development the developer’s obligation is to deliver clear title to the land and to build the layout infrastructure committed under its RERA registration: roads, storm drains, water lines, the electrical network, street lighting and the common amenities. What it does not deliver is a house. Design, planning approval, contractor selection, construction cost and construction time are all yours, and construction is not in the plot price.
Financing works differently too. Plot purchases are usually funded through a composite plot-and-construction loan, which releases money against building milestones and typically requires you to start or finish building within a defined period. Holding an unbuilt plot also carries maintenance charges, and some layouts impose a deadline to build.
Because this layout appears substantially complete, the questions shift from will it be built to what condition is it in and what is still outstanding. Ask what proportion of plots have been sold and built on, whether the residents association has been formed, whether common areas have been handed over to it, and what the monthly maintenance charge on an unbuilt plot is.
Source Notes
This page is compiled from the official Purva Woodfield project page on puravankara.com and the April 2023 construction status document published by the developer. No brochure was available, and the Purva Land page for this project returned no readable content when we attempted to scan it.
RERA. No RERA registration number is published on the project page. The Karnataka portal at rera.karnataka.gov.in is where it should be verified once the developer supplies it. No RERA number is shown on this page because none has been published.
Price, plot sizes and extent. None of these is published by the developer. Rather than estimate any of them, the corresponding fields on this page are left empty and the plot row is marked price on request. No rate per Sq.Ft. is derived, because there is no published price to derive one from.
Possession and status. No possession date or project status is stated. The April 2023 construction status shows substantial completion of roads, amenities and landscape, but the developer does not formally declare the project complete, so this page records it as under construction and dates the evidence.
Project name. The developer states that Purva Woodfield was formerly known as Provident Woodfield. Both are Puravankara group brands. Confirm which legal entity appears on the agreement and the RERA registration.
Amenities. The list on this page combines the eight amenities named on the project page with those labelled in the April 2023 construction status document. Ask for the amenity schedule filed with RERA, which is the enforceable list.
Plot count. The construction status document labels plots 12 to 137 and 145 to 350. That is a labelling range, not a confirmed unit count, and should not be read as the exact number of plots.
Distances. All distances are derived as described above, not quoted from a survey.
Questions to Put to the Sales Team
- What is the Karnataka RERA registration number for this project, and is it registered in one phase or several?
- What is the total extent of the layout in acres, and how many plots are there?
- What plot sizes are available, and can I have a written, dated price list showing the rate per Sq.Ft. by size?
- Which legal entity will I be contracting with, given the project was launched as Provident Woodfield and is now marketed as Purva Land?
- Is there a construction status document more recent than April 2023?
- Are the roads, storm drains, water lines, electrical network and street lighting complete across the whole layout, or only in part of it?
- Is the sewage treatment plant operational, what is its capacity, and who runs it?
- What is the water source for the layout, is it borewell or piped supply, and what is the sanctioned yield?
- How many plots have been sold, and how many houses have actually been built and occupied?
- Has the residents association been formed, and have the common areas been handed over to it?
- What is the monthly or annual maintenance charge on an unbuilt plot, and is there a deadline by which I must build?
- Which planning authority approves the house plan here, and what are the setback, height and coverage rules?

appear on this page. by plot size, along with the all-in total including all charges. When you compare that rate, compare it against recent transactions at Bommasandra and Chandapura rather than Electronic City, because that is where the site physically sits.
The April 2023 construction status document labels plots in two runs, numbered 12 to 137 and 145 to 350, but gives no dimensions.
Yes. The developer states that Purva Woodfield was formerly known as Provident Woodfield. Provident is the Puravankara group’s affordable-segment brand and Purva Land is its plotted-development brand, so this is a repositioning within the same group rather than a change of company.
The project page names a swimming pool, outdoor gym, amphitheatre, half-basketball court, futsal court, skating rink, kids play area and pet corner, alongside a luxury clubhouse and tree-lined boulevards. The April 2023 construction status document additionally shows a grand entry water body, a cricket pitch, a multipurpose court, a seating court, a senior citizen court, paved pathways and landscape works, plus a sewage treatment plant and transformer yard. Underground concealed services are specified rather than overhead cabling.
Its most recent construction status document is dated April 2023 and shows courts, play areas, outdoor gyms, a skating rink, paved pathways, landscape works, a transformer yard and a sewage treatment plant already built, with plots laid out and numbered. Because that record is now over three years old, ask whether a newer one exists and walk the site to confirm the roads, drainage and street lighting for yourself.
By derived road distance, Electronic City Phase 2 is approximately 6.8 km and Phase 1 approximately 7.6 km. Wipro derives to 6.6 km and Infosys to 8.2 km. The developer’s own figures are higher for the IT campuses, quoting Wipro at 9.8 km and Infosys at 10 km, most likely because a large campus can be measured from different points.
Bommasandra Metro Station, the southern terminus of the Yellow Line, derives to approximately 3.0 km from the project coordinates. That gives the location rail access towards Silk Board and the city, which most plotted developments on the southern periphery do not have.
Purva Land, the plotted-development brand of Puravankara Limited, which was founded in 1975 and is headquartered at Ulsoor Road, Bengaluru. Puravankara is a listed company operating across nine Indian cities, with Purva and Puravankara for premium homes, Provident for the affordable segment and Purva Land for plots. Other Purva Land schemes around Bengaluru include Purva Tivoli Hills at Devanahalli, Purva Oakshire at Rampura and Purva Kensho Hills at Sarjapura.
The arguments in favour are an unusually strong micro-location, with a major hospital at 1.7 km, Biocon at 2.8 km, a metro terminus at 3.0 km and Electronic City within about 7 km; underground services rather than overhead cabling; and an amenity programme that photographic evidence shows was largely built by April 2023. The arguments against are the distance to central Bengaluru and the airport, heavy traffic on Hosur Road through Bommasandra, and the fact that no RERA number, price, plot size or extent is published, which makes value impossible to assess from public material. It suits a buyer near the Bommasandra and Electronic City employment belt who intends to build.
Get the RERA registration number and read the registration at rera.karnataka.gov.in, including the sanctioned completion date and the committed amenity schedule. Get the total extent, plot count and a dated price list with the rate per Sq.Ft. by size. Establish which legal entity you are contracting with. Then ask for a construction status newer than April 2023 and walk the site.
