Sobha Limited, the Bengaluru-based developer, sold homes worth ₹2,206 crore in the July to September quarter (Q2 FY27), up 16% from a year earlier. That took its sales for the first half of the year to ₹5,862 crore, the best six months in the company’s history and 47% higher than the same period last year.

Q2 and H1 FY27 at a glance

  • Q2 sales value: ₹2,206 crore, up 16% year on year
  • Q2 area sold: 1.42 million Sq.Ft. across 828 homes
  • Q2 average price: ₹15,522 per Sq.Ft., up about 14% from ₹13,648
  • H1 sales value: ₹5,862 crore, up 47.2%
  • H1 area sold: 3.76 million Sq.Ft. across 2,260 homes, up 32.4%
  • Q2 collections: ₹2,084 crore, a company record

Bengaluru remains Sobha’s biggest market

Bengaluru brought in about ₹3,385 crore, or roughly 58% of first-half sales. The city is home to several of Sobha’s large current and upcoming projects, including Sobha Hope Farm in Whitefield, the Hoskote township at Hoskote and the planned integrated development on Hennur Road. Managing director Jagadish Nangineni also said approvals in Chennai have been moving without delays.

Eight launches worth about ₹18,000 crore lined up

For the second half of FY27, Sobha plans about eight launches covering roughly 12 million Sq.Ft., with an estimated value of about ₹18,000 crore. Management expects about half in the October to December quarter and the rest by March 2027, though it said some launches could slip because approvals are time-sensitive. Its wider pipeline stands at 20.42 million Sq.Ft. across 18 projects.

Debt-free balance sheet and delivery target

Sobha ended September with about ₹1,827 crore of cash against ₹1,505 crore of gross debt, a net cash position of about ₹322 crore, and is targeting zero net debt for the year. It plans to deliver about 6 million Sq.Ft. of homes in FY27, with roughly 3.5 million Sq.Ft. due in the second half. Reported revenue for the quarter fell to ₹1,017 crore from ₹1,469 crore, because developers book revenue when homes are handed over, not when they are sold.

What it means for home buyers

Record sales, record collections and a net cash balance sheet lower the risk of construction slowing on Sobha projects. The price trend matters too: Sobha’s average realisation has climbed to over ₹15,500 per Sq.Ft., so buyers eyeing its upcoming Bengaluru launches should expect launch pricing at or above that level.
