The Karnataka government has issued a third land acquisition notice for Namma Metro Phase 3, covering about 13,409 square metres, roughly 1.44 lakh Sq.Ft. or 3.3 acres, along the Orange Line between JP Nagar 4th Phase and Mysuru Road. The notice, dated 16 October 2026, has been published in the Karnataka State Gazette, and the Karnataka Industrial Areas Development Board (KIADB) is running the acquisition for BMRCL.

Which areas are covered

The land is needed for the viaduct, ramps, pillars and stations of Package 1, which includes stations at JP Nagar, Dwarakanagar, Hosakerehalli, Kadirenahalli and Kamakya. Properties in Bilekahalli, Sarakki, Jaraganahalli, Kadirenahalli, Katriguppe, Ittamadu, Hosakerehalli and Pantharapalya are part of the notice.

Notified properties cannot be sold freely

Once a property is notified, the owner cannot sell, lease or exchange it without permission from the Special Land Acquisition Officer. Any unauthorised transaction will not be counted when compensation is decided. For anyone buying a resale flat, house or plot along this stretch, this is the single most important point: check the gazette schedule for the survey or property number before paying any advance.

Phase 3 in brief

  • Total length: 44.65 km with 31 stations
  • Corridor 1: JP Nagar 4th Phase to Kempapura along the Outer Ring Road, 32.15 km with 22 stations
  • Corridor 2: Hosahalli to Kadabagere along Magadi Road, 12.5 km with 9 stations
  • Funding: BMRCL has applied for a JICA loan of ¥102.48 billion, with the rest to be arranged by BMRCL
  • Cost: the original estimate of ₹15,611 crore is expected to rise by about 5%

Construction was held up by a proposal to build a double-decker road and metro corridor along the full 37 km. The government has now limited the double-decker design to about 11 km where it is needed, which clears the way for tenders once land is in hand. BMRCL is also hiring a general consultant to oversee design, tendering and construction.

What it means for home buyers

Phase 3 is the first metro line planned along the western stretch of the Outer Ring Road, linking JP Nagar, Mysuru Road, Sumanahalli, Peenya, BEL Circle and Hebbal to Kempapura. Each acquisition notice moves the project closer to construction, which tends to lift demand for homes within walking distance of planned stations. Buyers should plan around a multi-year build rather than an early opening.
