Godrej Properties acquires land in Coimbatore through an outright purchase, marking the Mumbai-based developer’s official entry into the city’s rapidly evolving housing market. The company secured a 44-acre land parcel to develop a premium plotted residential community. According to a regulatory filing released by the firm on March 13, the upcoming venture carries an estimated revenue potential of approximately ₹450 crore.
The extensive land parcel will deliver a total developable potential of nearly 1.1 million square feet. Consequently, this entry aligns perfectly with the brand’s long-term strategy to expand its physical footprint across emerging urban centers. Additionally, it scales up their high-velocity plotted development portfolio throughout India.
Strategic Location and Micro-Market Strengths
The developer selected a highly sought-after micro-market within South Coimbatore for the newly acquired acreage. Situated in close proximity to the prestigious Coimbatore Golf Club, the low-density development targets buyers looking for custom villa construction within a premium gated community.
Furthermore, Godrej Properties confirmed that the master plan will feature complete internal road infrastructure, beautifully landscaped open spaces, green areas, and dedicated lifestyle amenities.
Coimbatore is steadily transitioning from a traditional manufacturing hub into a highly diversified modern economy. This structural transformation is heavily driven by:
- Advanced Manufacturing & SME networks
- Expanding IT and ITES corridors
- Established Healthcare and Higher Education institutions
As a result, rising household disposable incomes and ongoing civic infrastructure improvements continue to provide strong, resilient end-user demand across the region. Meanwhile, plotted configurations have gained massive traction due to their relative affordability, architectural flexibility, and excellent long-term capital appreciation potential.
CEO Vision on the South India Real Estate Corridor
Gaurav Pandey, Managing Director and CEO of Godrej Properties, expressed strong confidence in the economic fundamentals of the city.
“Our entry into Coimbatore aligns with our strategy of expanding into high-potential cities across India for plotted development,” Pandey stated. “Coimbatore’s strong economic base and resilient end-user demand make it a compelling market. We look forward to developing a high-quality plotted community that strengthens our presence in South India.”
National Project Pipeline Reaches ₹6,600 Crore
The acquisition in Tamil Nadu builds upon a string of high-profile transactional victories for the real estate giant. Prior to entering the Coimbatore market, Godrej Properties secured two massive land parcels in northern and eastern India, jointly carrying an estimated revenue potential of ₹6,150 crore.
| Project Location | Acquisition Method | Total Land Area | Estimated Revenue Potential |
| South Coimbatore | Outright Purchase | 44 Acres | ₹450 Crore |
| Gurugram, Haryana | Outright Purchase | 11.36 Acres | Part of ₹6,150 Crore Bundle |
| EM Bypass, Kolkata | WBHIDCO E-Auction | 5 Acres | ₹1,650 Crore |
In West Bengal, the company emerged as the highest bidder in a competitive e-auction conducted by the West Bengal Housing Infrastructure Development Corporation Ltd (WBHIDCO) for a prime 5-acre land parcel off the EM Bypass. The proposed premium high-rise residential development is expected to generate a revenue potential of ₹1,650 crore. By aggressively expanding across these diversified tier-1 and tier-2 markets, Godrej Properties continues to reinforce its industry position as India’s largest developer by residential sales value.
