Knowledge Realty Trust Reports Strong Q3 FY26 Financial Performance

Knowledge Realty Trust posted a strong Q3 FY26 performance with 21% revenue growth, supported by steady leasing activity, high occupancy levels, and improved net operating income across its office portfolio.

Knowledge Realty Trust reported a strong operational and financial performance for the third quarter of FY26, posting a 21% year-on-year growth in revenue for the quarter ended December 31, 2025. The performance was supported by steady leasing activity, high portfolio occupancy, and rental escalations across its office assets.

During the quarter, the Trust’s revenue increased to ₹11,787 million, while net operating income rose 19% year-on-year to ₹10,407 million. The improvement reflects stable demand for quality office spaces and consistent execution across its portfolio. Occupancy levels remained healthy at 92%, indicating sustained tenant interest and retention across key markets.

Knowledge Realty Trust declared a distribution of ₹6,953 million for Q3 FY26, translating to ₹1.57 per unit. The distribution was backed by strong cash flows generated from operating assets, in line with the Trust’s distribution policy.

Leasing activity continued to remain robust during the quarter, with approximately 0.6 million square feet leased. For the first nine months of FY26, total leasing stood at around 2.4 million square feet. A significant share of the leasing came from expansions by existing tenants, highlighting tenant confidence in the portfolio. Over 90% of the leasing concluded during the year includes built-in annual rental escalations, supporting revenue visibility in the coming years.

The Trust also maintained a strong balance sheet during the quarter. The loan-to-value ratio stood at 18%, reflecting conservative leverage levels. During the period, the Trust benefited from lower average borrowing costs following the repayment of higher-interest debt, contributing to improved financial efficiency.
