Mumbai’s Prestige Sky Tower to Reach 308 Metres by 2030, Setting Commercial Height Milestone

MUMBAI, INDIA — Real estate developer Prestige Group will expand its footprint in Mumbai’s commercial real estate sector. Specifically, the firm plans a major high-rise office structure. This upcoming tower will reach an impressive height of 308 meters. Titled “The Prestige,” this multi-tower commercial ecosystem sits in the city’s key financial corridors. Consequently, it will become one of India’s tallest dedicated office structures upon its target completion around 2030.

The high-density enterprise hub will address growing local demands. In particular, it supplies premium Grade-A institutional office spaces within the Mumbai Metropolitan Region (MMR).

Architectural Breakdown and High-Speed Logistics

The project encompasses a 5.5-acre prime land parcel. Renowned architectural firm OMA designed the development. Moreover, the master plan optimizes spatial efficiency through a distinct dual-tower configuration:

  • The Sky Tower: This tower will span 67 floors. It scales to a maximum structural height of 308 meters.
  • The Bay Tower: This secondary commercial structure will comprise 50 floors.

The high-rise uses ultra-high-speed elevators to move daily corporate occupants efficiently. These elevators operate at velocities up to 10 meters per second. Additionally, the floor plans utilize column-free engineering boundaries. As a result, they provide open, highly flexible office configurations ranging from 350 square feet to 4,300 square feet.

Multi-Modal Infrastructure and Accessibility

The corporate destination incorporates dedicated transport integrations. Therefore, it will successfully alleviate peak-hour bottlenecks in South Mumbai. Notably, the master plan features an all-weather, direct underground pedestrian path. This tunnel connects the building’s main reception lobby directly to the nearby Metro station network.

Furthermore, the site sits in a prime geographical position on Dr. E. Moses Road. Thus, it provides immediate connectivity to the Worli commercial zone. Drivers can also easily access the Western Express Highway, the Eastern Express Highway, and the newly built Mumbai Coastal Road network.

Environmental and Economic Footprint

The skyscraper’s exterior will utilize an intelligent glass facade. This setup manages solar heat gain effectively. By reducing the thermal load on internal HVAC frameworks, the structure aims to align with LEED Gold energy conservation parameters. Meanwhile, it maintains strict air filtration standards.

Beyond traditional corporate floor plates, the development includes a multi-level base podium. This area will host experiential fine dining, managed conference hubs, an expansive corporate auditorium, and employee wellness zones.

Currently, Prestige Group’s broader expansion strategy aims to deliver approximately 6.2 million square feet of Grade-A office supply to Mumbai’s primary commercial nodes. Property consulting specialists project that vertical corporate assets of this scale will redefine regional office benchmarks. Ultimately, this project positions the micro-market as a highly competitive corporate hub for multinational institutions by the end of the decade.
