The Tamil Nadu Real Estate Regulatory Authority (TN RERA) has directed Mahindra Lifespace Developers Ltd to address construction defects and activate all common amenities at its residential project in Thiruvallur district. The order followed a complaint by homebuyers, emphasizing compliance with the Real Estate (Regulation and Development) Act, 2016, and the commitments made by the developer to its customers.
The authority specifically instructed the developer to rectify defects in Block C of the Mahindra Happinest Avadi project and ensure that all promised facilities, including essential common amenities, are made operational before handing over possession. The TN RERA bench overseeing the case highlighted that timely delivery of amenities and defect-free construction are key obligations under the RERA Act, aimed at protecting homebuyers’ interests and ensuring transparency in the real estate sector.
Mahindra Lifespace Developers has been asked to submit a compliance report within the stipulated timeframe, confirming that all defects have been corrected and amenities are functional. This move comes amid increased regulatory scrutiny of real estate projects in India, with authorities enforcing developers’ obligations more strictly to safeguard homebuyer rights. By mandating defect rectification and activation of common facilities, TN RERA aims to ensure that homebuyers receive the quality and features promised at the time of booking.
