Niwa & Neo puts a branded high-rise inside a working aerospace park, and that is both its strength and its limit. The draw is a short drive to the airport and to the defence and aerospace employers around Bagalur, a clubhouse of real size, and plenty of open ground for a three-tower site. The trade-off is time and setting: completion is set for September 2031, and the neighbourhood will keep an industrial character for some years. At about ₹9,816 per Sq.Ft. of saleable area, it suits buyers who work along the airport corridor or want a patient long-hold investment more than families who need schools and shops at the gate today.
