About Godrej Horizon
Godrej Horizon stands on Rafi Ahmed Kidwai Marg in Wadala, in the belt where Dadar runs down towards the harbour and the Eastern Freeway lifts off towards the island city. Three towers, three separately registered phases, and a five storey clubhouse – the campaign calls it the Pinnacle of Dadar Wadala, though Godrej notes in its own footnote that this is a campaign name and not the registered one.
The address is the argument. Five Gardens and the Dadar Parsi Gymkhana are minutes away, the monorail station is close, and the Eastern Freeway and Atal Setu put both south Mumbai and Navi Mumbai within a straightforward drive. For a buyer who wants to stay in the old central city rather than move to the suburbs, this stretch is one of the few places where new stock of this scale exists at all.
What the marketing does not say is what kind of scheme this is. The environmental clearance names the project as the Proposed Redevelopment of Municipal Tenanted Property, on a run of plots in the Dadar Naigaon division. Temple plots appear in the approved area diagrams too. This is a normal and legitimate way to redevelop old municipal land in Mumbai, and it is also a materially different picture from three towers on a clean plot.
The developer is worth naming precisely. The clearance and the compliance filings are in the name of Godrej Projects Development Limited – a different entity from Godrej Properties Limited, and the third distinct Godrej company we have found behind a Mumbai project in this batch.

Godrej Horizon Review: Is It a Good Buy?
Wadala at this end is proper central Mumbai, and there is very little new stock of this size in it. Three towers, a five storey clubhouse, the monorail at the gate and the Eastern Freeway a minute away. On location this needs no defending.
Everything else about it needs reading carefully, and the possession dates are where to start. Four sources give four answers spanning nearly five years: a portal target of December 2026, Godrej own website saying 31 May 2027, Godrej own environmental filing saying December 2028, and the portal RERA date of June 2031. Two of those four come from Godrej. Whatever is written into your agreement for sale is the only one that binds, and you should read it before anything else.
Then the litigation. A portal reports matters running in the City Civil Court and before the National Green Tribunal at Pune. We could not verify either independently, and we are not going to speculate about them. But an NGT proceeding touching a project that holds two environmental clearances is precisely the kind of thing to have your lawyer look at, not something to take on trust from a sales conversation.
Then what the scheme actually is. This is the redevelopment of municipal tenanted property. Existing MCGM tenants are being rehoused on the same land, with their own sewage treatment plant in the approvals, and temple plots sit in the sanctioned area diagrams. That is how old central Mumbai gets rebuilt and there is nothing wrong with it – but you should see the layout showing where the rehab buildings sit relative to your tower before you choose a flat.
Our view: a strong address on a complicated scheme, sold with a possession date that four different sources disagree about. Get the agreement completion date, the litigation position, the layout plan and the RERA carpet area in front of you together. If they all come back clean, the location earns its price.
Pros 8
- A genuinely central address – Five Gardens, the Dadar Parsi Gymkhana and Shivaji Park are close, and the monorail, Eastern Freeway and Atal Setu are all within easy reach
- Three phases each carry their own MahaRERA registration and the project page displays a QR code for every one of them
- Godrej publishes a master plan for this project, which it does not do for most of its current Mumbai launches
- Two environmental clearances are on record, in September 2022 and November 2023, and the half yearly compliance report is published
- The amenity set is substantial for a central Mumbai plot, with a five storey clubhouse, a half olympic size pool, two squash courts and a creche
- The clearance provides separate sewage treatment capacity for the sale buildings and for the rehab component, so the servicing of both has been planned rather than left vague
- Godrej declares a starting price for the 3 BHK rather than leaving everything on request
- The municipal approval trail is specific and dated, with an amended intimation of disapproval recorded in July 2023
Cons 5
- Possession dates span nearly five years – December 2026 as a portal target, 31 May 2027 on the Godrej website, December 2028 in the environmental datasheet Godrej itself filed, and June 2031 as the portal RERA date. This is the widest spread of any project we have catalogued
- This is a redevelopment of municipal tenanted property with an MCGM rehab component and its own sewage treatment plant on the same land, none of which appears in the marketing
- The developer on the clearance is Godrej Projects Development Limited, not Godrej Properties Limited, so check which entity carries which obligation in your agreement for sale
- Three phases are registered but the written registration details on the developer page list only Phase III, so a buyer reading the page alone would not know the other two exist
- The same portal that records the build at about 35 per cent complete in August 2026 also describes the project as being at an advanced stage with about a year to run, which cannot both be right

About Godrej Properties
The developer named on the environmental clearance and on every compliance filing for this project is Godrej Projects Development Limited. That is a distinct company from Godrej Properties Limited, the listed real estate business whose brand appears across the marketing.
Godrej Properties itself dates from 1990 and is the property arm of a group that has been in business in India since 1897. It builds across the Mumbai Metropolitan Region, the National Capital Region, Bengaluru, Pune, Hyderabad, Chennai, Ahmedabad and Kolkata, and its own material for this project puts its Mumbai footprint at about 4.53 million square metres across twenty nine projects.
Across the Godrej projects we have catalogued in this region, the contracting entity varies a great deal – Godrej Properties directly in some, a development management appointment in others, and separate project companies such as this one elsewhere. None of that is unusual and none of it is hidden, but it does mean the entity on your agreement for sale is a question worth asking rather than assuming.

Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

Three phases are registered with MahaRERA: Phase I is P51900034851, Phase II is P51900049757 and Phase III is P51900078358. The Godrej project page displays a QR code for each phase but writes out only the Phase III number, so check the registration for the phase your flat sits in.
The environmental clearance and the compliance filings name Godrej Projects Development Limited as the developer. That is a distinct company from Godrej Properties Limited, whose brand appears across the marketing.
Yes. The environmental clearance names it as the Proposed Redevelopment of Municipal Tenanted Property on plots in the Dadar Naigaon division at Rafi Ahmed Kidwai Marg. Temple plots also appear in the approved area diagrams.
Four different dates are in circulation across nearly five years. The Godrej website shows 31 May 2027. The environmental datasheet Godrej filed records December 2028. This is the widest possession spread of any project we have catalogued. The date that binds is the one written into your agreement for sale.
We could not verify either independently. Given that the project holds two environmental clearances, an NGT matter is worth having a lawyer review. Check the litigation tab on the MahaRERA portal against all three phase registrations.
Godrej publishes 5.78 crore onwards for the 3 BHK and no price for the 2 BHK. Base prices exclude stamp duty, registration, GST, floor rise, parking and club charges.
carpet for the 2 BHK and 1,001 to 1,477 Sq.Ft. for the 3 BHK.
Loading needs both the RERA carpet area and the saleable area, and Godrej publishes neither.
On the portal carpet area set against Godrej declared price, the 3 BHK works out at roughly 57,700 rupees per Sq.Ft. of carpet. Across our Mumbai catalogue that sits below Chembur at about 67,400 and above Versova at about 54,000 and Kandivali East at about 51,700. For a central Mumbai address that is not an unreasonable position.
The environmental clearance records a total plot area of 30,443 square metres, about 7.52 acres, with a total construction area of about 34.64 lakh Sq.Ft.
Available on request.
A five storey clubhouse anchors the amenity set, with a half olympic size pool, two squash courts, a fully equipped gymnasium, a banquet hall and a creche, alongside rooftop amenities and landscaped decks.
Godrej publishes a master plan for this project but the floor plans section is empty.
It is the campaign name for the project. The registered names are Godrej Horizon Phase I, Phase II and Phase III.
