Infrastructure
  • We do not convert minutes into kilometres, because drive time depends on the hour and the route, so the landmarks above are listed without figures.
  • Godrej publishes drive times in minutes for this project and no kilometre figures, so no distances are listed above – we do not republish drive times as though they were distances
  • The developer named on the clearance and the compliance filings is Godrej Projects Development Limited, not Godrej Properties Limited
  • Three phases are registered with MahaRERA and the page carries a QR code for each, but the written registration details on the developer page list only Phase III

Pros and cons

Godrej Bliss

Pros

  • Those areas match the MahaRERA filing exactly. The regulator records the 2 BHK carpet range as 652 to 739 Sq.Ft. and the 3 BHK as 944 to 985 Sq.Ft., which is the strongest corroboration any project in this Godrej Mumbai set has offered.
  • The starting carpet rate works out at about Rs 28,375 per Sq.Ft. for the 2 BHK and about Rs 30,297 per Sq.Ft. for the 3 BHK, which is well below the Kandivali East premium end and far below the island city Godrej projects.
  • Location is genuinely well served. Akurli Metro Station, the Western Express Highway and Kandivali Railway Station are all in the immediate catchment, and Lokhandwala Circle puts schools, hospitals, banks and malls within the same pocket.
  • The amenity programme is unusually dense for the plot. More than forty amenities are claimed across a ground promenade, an active podium and a rooftop level, including a squash court, box cricket, guest rooms and a rooftop open air theatre.

Cons

  • There are two different possession dates in circulation. The date committed to MahaRERA and published by Godrej is November 2029. Portals also quote a sales target of November 2028, a full year earlier. Only the RERA date carries any legal weight.
  • Reported construction progress does not agree either, with portals variously describing the project as 39 percent and 50 percent complete during 2026.
  • Every landmark distance is a drive time in minutes, recorded on Google Maps at 6 am on 1 August 2024. That is the quietest hour of the day in Mumbai and is not the journey a resident will make on a weekday morning.
  • The 1 BHK inventory is reported sold out, so the entry point into this project is now the 2 BHK at Rs 1.85 crore rather than the roughly Rs 1.05 crore the smaller homes were listed at.

Godrej Horizon

Pros

  • A genuinely central address – Five Gardens, the Dadar Parsi Gymkhana and Shivaji Park are close, and the monorail, Eastern Freeway and Atal Setu are all within easy reach
  • Three phases each carry their own MahaRERA registration and the project page displays a QR code for every one of them
  • Godrej publishes a master plan for this project, which it does not do for most of its current Mumbai launches
  • Two environmental clearances are on record, in September 2022 and November 2023, and the half yearly compliance report is published

Cons

  • Possession dates span nearly five years – December 2026 as a portal target, 31 May 2027 on the Godrej website, December 2028 in the environmental datasheet Godrej itself filed, and June 2031 as the portal RERA date. This is the widest spread of any project we have catalogued
  • This is a redevelopment of municipal tenanted property with an MCGM rehab component and its own sewage treatment plant on the same land, none of which appears in the marketing
  • The developer on the clearance is Godrej Projects Development Limited, not Godrej Properties Limited, so check which entity carries which obligation in your agreement for sale
  • Three phases are registered but the written registration details on the developer page list only Phase III, so a buyer reading the page alone would not know the other two exist
