About Mahindra Lifespace North Bangalore
Mahindra Lifespace North Bangalore is Mahindra Lifespaces’ high-rise residential community at Navarathna Agrahara, on the Sadahalli side of Ballari Road in North Bengaluru. It brings together the 8.79-acre parcel Mahindra acquired in June 2025 with the adjoining Mahindra-held land to form a single site of about 17 acres, planned as five residential blocks of two basements, a ground floor and 25 upper floors, rising to about 79 metres.
The scale is what sets it apart. 674 homes across 17 acres is about 40 homes to the acre, a low figure for towers of this height, and it leaves roughly 1,099 Sq.Ft. of land behind every apartment. The towers take up only a small share of the ground, so most of the site is free for landscape, sports and amenity space. The plan is also built below its entitlement, using a FAR of 2.93 against the 3.5 the land permits, and the built area per home points to a plan weighted towards larger family apartments rather than compact entry units.
The site sits between Navarathna Agrahara Road to the south and the road running north towards Sadahalli, with MSEC Road to the west and Tarabanahalli Lake just to the south-west. NH 44 at Sadahalli Gate is about 2.6 km away and Prestige Tech Cloud about 3 km, placing the project inside the airport corridor’s newest office cluster, with Kempegowda International Airport a short drive to the north-east.
Mahindra is committing more than Rs 450 crore to the build. The configuration mix, launch pricing and Karnataka RERA registration will be added to this page at launch.

Mahindra Lifespace North Bangalore Review: Is It a Good Buy?
Mahindra Lifespace North Bangalore is a low-density high-rise, and the numbers make that case clearly. Five blocks of 25 upper floors hold 674 homes on about 17 acres, which is roughly 40 homes per acre and about 1,099 Sq.Ft. of land per apartment. Most large airport-corridor launches run well above that density. Here the towers go up rather than out, and the ground is left for open space.
The entitlement tells the same story. Mahindra is building to a FAR of 2.93 while the land allows 3.5, so the plan deliberately leaves floor area unbuilt. Combined with the built area per home, it points towards a community of larger family apartments rather than a volume play of compact units. The more than Rs 450 crore project cost and the 17-acre combined site give it the scale to carry a full amenity programme without crowding.
The trade-off is location maturity. The site sits about 2.6 km off NH 44 and about 3 km from Prestige Tech Cloud, which suits anyone working in the airport corridor, but hospitals, malls and the metro are all outside a 10 km radius today, and the last stretch runs on village roads. This is an address that grows with the corridor rather than one that is already complete.
It suits end users who work around the airport and the new office parks and want space and open ground at a Mahindra address, and investors with a long horizon on North Bengaluru’s airport belt. Buyers who need city-centre commutes and established social infrastructure today will find Yelahanka and Hebbal a better fit.
Pros 9
- About 40 homes per acre, a low density for towers of 25 upper floors, leaving most of the 17 acres open.
- Roughly 1,099 Sq.Ft. of land stands behind every home.
- Built at a FAR of 2.93 against 3.5 permissible, well below what the land allows.
- A 17-acre combined site gives the project township scale in amenities and open ground.
- Prestige Tech Cloud is about 3 km away, inside the airport corridor’s growing office cluster.
- NH 44 at Sadahalli Gate is about 2.6 km from the site.
- Tarabanahalli Lake lies just south-west of the site, keeping that edge open.
- Mahindra Lifespaces is a listed Mahindra Group company with three decades of residential delivery.
- A project cost of over Rs 450 crore reflects a large, fully planned build.
Cons 6
- Five towers of two basements, ground and 25 floors mean full dependence on lifts and higher common-area running costs.
- No major hospital or shopping mall lies within 10 km by road.
- There is no metro station near the site; daily travel is by road.
- Hebbal, Manyata Tech Park and central Bengaluru all sit well beyond 10 km.
- The site is reached by village roads, Navarathna Agrahara Road and MSEC Road, rather than directly from NH 44.
- The Sadahalli and Devanahalli belt has heavy new supply from several large developers, which will compete for resale buyers.
