About Purva Celestial
Purva Celestial is a 10-acre development by Puravankara on International Airport Road in North Bengaluru, planned as four towers of G+13 and offering 2 and 3 BHK homes from ₹1.01 Cr. It is registered with Karnataka RERA under PRM/KA/RERA/1251/309/PR/071022/005303, and Puravankara describes it as sitting within a larger 150-acre integrated township.
The proposition is the airport corridor plus technology. Kempegowda International Airport derives to 12.5 km, which is close by the standards of a residential address and is the single fact this project sells hardest. Homes carry BluNex automation with voice-enabled control of lighting, security and appliances, alongside smart access control and an energy management system.
The amenity programme runs past 25 and leans towards outdoor and wellness rather than indoor leisure. Alongside an oxygenated clubhouse, a swimming pool and a gymnasium sit an amphitheatre, a tennis court, a half-basketball court, a multipurpose games court and a cricket practice pitch. The landscape includes a Miyawaki mini forest, water cascades and nature biomes, which is a more specific and more interesting brief than generic landscaping.
The airport corridor is the most actively developing part of Bengaluru, and Purva Celestial sits in the middle of it. Yelahanka is 8.7 km away, Devanahalli 17.6 km and Nandi Hills 33.1 km. The trade-off is distance from the older city: Manyata Tech Park is 14.8 km, Hebbal 16.9 km and MG Road 25.1 km. Distances on this page are derived, and an important caveat about the source coordinates is set out below.

Purva Celestial Review: Is It a Good Buy?
Purva Celestial is an airport-corridor bet with a technology layer, priced to be reachable.
The location logic is sound and simple. Kempegowda International Airport derives to 12.5 km, which for anyone whose work involves regular flying is a materially different life from the 40 to 50 km that most Bengaluru addresses impose. The corridor is also where the city is actually growing, with KIADB Aerospace Park, the Devanahalli business district and the Blue Line metro all pushing development north. At ₹1.01 Cr entry, this is an accessible way into that.
The counterweight is the older city. Manyata Tech Park is 14.8 km, Hebbal 16.9 km and MG Road 25.1 km. If your workplace or your social life sits in central or south Bengaluru, this address will cost you time every day. The corridor rewards people whose lives point north, and it is honest to say it penalises people whose lives point south.
The gap in the public information is sizing. Puravankara publishes an entry price of ₹1.01 Cr but no carpet or saleable areas for either configuration, which means a buyer cannot compute a rate per Sq.Ft. or compare this against the several other airport-corridor launches on a like-for-like basis. Until carpet areas are in writing, the ₹1.01 Cr figure tells you the ticket size and nothing about the value. That is the first thing to ask for, and this page carries no derived rate because there was nothing to divide.
Our position: well suited to a buyer whose work or travel points towards the airport and North Bengaluru, who wants a technology-equipped home at a reachable ticket, and who is comfortable that the neighbourhood is still forming. Get carpet areas and confirm which amenities belong to the 10-acre project rather than the 150-acre township before treating the pricing as competitive.

About Puravankara Limited
Puravankara Limited is a Bengaluru-headquartered developer listed on the Indian exchanges, with more than 50 years of operating history across nine cities. Bengaluru is its home market and its deepest, so a buyer here has an unusually large stock of completed and occupied Puravankara buildings to inspect before committing.
North Bengaluru specifically has become a focus for the group. Purva Celestial sits on the airport corridor alongside Purva Zenium, and Puravankara describes both as part of a wider 150-acre township. That scale matters: a buyer in a 10-acre component of a much larger master plan should understand which amenities belong to their own project, which are shared across the township, and what the maintenance arrangement is for each.
BluNex Life is the group’s home automation platform and appears across several of its newer projects. It covers voice-enabled control of lighting, climate, security and appliances, smart locks and surveillance integration, and energy management. As with any automation package, the questions worth asking are practical rather than technical: which components are included as standard against which are chargeable upgrades, whether any subscription applies after handover, and who provides support once the developer has exited.

Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

More About Purva Celestial
How the Distances on This Page Were Derived, and an Important Caveat
Puravankara publishes connectivity for this project in minutes. This site publishes road distances in kilometres instead.
Method. Coordinates were taken from the map embed on the developer’s own project page, at 13.146098 N, 77.636351 E. Each landmark was geolocated independently, the straight-line distance computed, and a road factor of 1.30 applied.
The caveat. The map embed on the Purva Celestial page is labelled Purva Zenium, which is a different Puravankara project on the same airport corridor. Both are described by the developer as part of the same 150-acre township, so the pin is very likely within or adjacent to the correct site, but it is not a pin labelled Purva Celestial. Every distance here should therefore be read as approximate to the township rather than measured from this project’s gate. Ask the sales team for distances from the site itself.
Calibration. The airport resolves to 9.59 km straight-line and 12.5 km by road. The developer’s location list claims 10 minutes to the airport, which is consistent with 12.5 km on the highway. Note that the same page separately describes the project as being 20 minutes from the airport in its overview text, so the developer is internally inconsistent on this point; the kilometre figure sits comfortably with the shorter claim.
What was left out. Named schools, the individual malls and several business parks could not be geolocated to a standard we were willing to publish and were omitted rather than estimated.
A Ten-Acre Project Inside a 150-Acre Township
The developer overview gives the development size as 10 acres, while the descriptive text places the project within a sprawling 150-acre integrated township. Both statements can be true, and understanding the relationship between them matters more here than in a standalone scheme.
What it usually means. The 10 acres is the RERA-registered project: the four towers, their immediate landscape and the amenities that belong to those residents. The 150 acres is the master plan, which may include other Puravankara projects such as Purva Zenium, shared roads, shared infrastructure and possibly shared amenities or retail.
Why it matters to a buyer. Three things follow. First, which amenities are yours by right and which are shared with several thousand other township residents. Second, who maintains the shared infrastructure and how that cost is apportioned, since township-level charges can sit on top of your own association charge. Third, what else is planned on the remaining acreage and over what timeframe, because construction of later phases will run alongside your occupation.
The questions to ask. Request the township master plan, not just the project brochure. Ask which amenities in the marketing material sit inside the 10-acre registered project and which do not. Ask for the maintenance structure in writing, separating project-level from township-level charges. And ask how many further phases are planned and when they are expected to complete.
Source Notes
The brochure supplied for this project is image-based, so only its Karnataka RERA number could be read from the file directly. That number, PRM/KA/RERA/1251/309/PR/071022/005303, matches the one Puravankara publishes on its project page. The remaining detail on this page comes from the developer website as captured on 19 August 2026. Points worth recording:
- Configurations. The page header and stat panel show 2 BHK only. The page title, meta description and body text all refer to 2 and 3 BHK, and the FAQ discusses 3 BHK pricing. This page carries both, with the 3 BHK on request.
- Airport distance. The location list says 10 minutes to Kempegowda International Airport. The overview text on the same page says 20 minutes, twice. Our derived figure of 12.5 km is consistent with the shorter claim.
- Development size. The overview gives 10 acres; the body text describes a 150-acre township. These are treated as project and master plan respectively, and both are recorded.
- Open space. The FAQ claims over 80 percent open green spaces. This figure does not appear in the key features or the project overview, and is not carried in the structured data on this page.
- Map embed. The map on the project page is labelled Purva Zenium. See the distance note above.
No derived rate. Unlike most pages on this site, no rate per Sq.Ft. is shown in the overview block. Puravankara publishes no carpet or saleable area for either configuration, so there was nothing to divide the ₹1.01 Cr entry price by. That figure describes ticket size only.
