About Godrej Bliss
Godrej Bliss stands at Hanuman Nagar on Akurli Road in Kandivali East, in the pocket between Lokhandwala Circle and Thakur Village where the western suburbs begin to climb towards Sanjay Gandhi National Park. The site is part of a larger layout that already carries two other Godrej addresses, Godrej Nest and Godrej Tranquil, and the two wings of Bliss are lettered E and F, continuing the sequence of that older scheme rather than starting one of their own.
The homes are two and three bedroom apartments, with a small number of one bedroom homes and shops in the same layout. The pitch is a private deck attached to the apartment, cross ventilation on the units that allow it, and a compact plan that the marketing calls well planned rather than large. This is a mid market suburban product rather than a luxury one, and the honesty of that positioning is one of the more likeable things about it.
Amenities are arranged on three levels and the developer counts more than forty of them. The promenade at ground level carries the pet garden and the walking track. The podium carries the pool, the play area, box cricket, badminton, squash, guest rooms and a poolside cafe. The roof carries the gym, the party lawn, an open air theatre, a zen garden, a barbeque corner and a viewing deck. For a plot of this size that is a dense programme, and it is achieved by stacking rather than spreading.
The footnote states plainly that the open spaces form part of the larger combined layout for Godrej Bliss and Godrej Nest, and Godrej Nest is a separately registered project with its own MahaRERA number. A buyer at Bliss should understand that the green they are being shown is shared with the residents of another development.
Godrej Properties is not the promoter here. The project is being developed by Shivam Developers and that Godrej Projects Development Limited is the development manager. Project finance has been taken from Tata Capital Housing Finance Limited. The MahaRERA registration is P51800051172, taken out in June 2023, and the completion date committed to the regulator is November 2029.

Godrej Bliss Review: Is It a Good Buy?
Godrej Bliss is the most checkable project in the current Godrej Mumbai range, and that is worth saying first because it is so rarely true. The developer publishes a price and a carpet area for the same unit, and the areas match the MahaRERA filing to the square foot. Two and three bedroom homes start at about Rs 28,375 and Rs 30,297 per square foot of carpet respectively. Whatever else you conclude, you can at least do the arithmetic.
What you still cannot do is measure the loading. No saleable area is published, so the distance between the carpet you receive and the area you are charged for stays hidden, exactly as it does everywhere else. The carpet rate above is therefore a floor, not the whole cost of the flat, and the agreement for sale is where the real number lives.
Two things in the fine print deserve a hard look. The first is the open space. You are not buying 1.5 acres of open space, you are buying a share of it alongside another development. The second is who is selling. Godrej Projects Development Limited is the development manager here, not the promoter. Shivam Developers is the promoter on record.
Set against that, the location does most of the work. At a Kandivali East carpet rate in the high twenty thousands, with a November 2029 handover, this reads as a patient suburban buy rather than a scarcity play.
Pros 5
- Those areas match the MahaRERA filing exactly. The regulator records the 2 BHK carpet range as 652 to 739 Sq.Ft. and the 3 BHK as 944 to 985 Sq.Ft., which is the strongest corroboration any project in this Godrej Mumbai set has offered.
- The starting carpet rate works out at about Rs 28,375 per Sq.Ft. for the 2 BHK and about Rs 30,297 per Sq.Ft. for the 3 BHK, which is well below the Kandivali East premium end and far below the island city Godrej projects.
- Location is genuinely well served. Akurli Metro Station, the Western Express Highway and Kandivali Railway Station are all in the immediate catchment, and Lokhandwala Circle puts schools, hospitals, banks and malls within the same pocket.
- The amenity programme is unusually dense for the plot. More than forty amenities are claimed across a ground promenade, an active podium and a rooftop level, including a squash court, box cricket, guest rooms and a rooftop open air theatre.
- Sanjay Gandhi National Park sits immediately east of the site, which is a green edge no amount of construction in this suburb can take away.
Cons 5
- There are two different possession dates in circulation. The date committed to MahaRERA and published by Godrej is November 2029. Portals also quote a sales target of November 2028, a full year earlier. Only the RERA date carries any legal weight.
- Reported construction progress does not agree either, with portals variously describing the project as 39 percent and 50 percent complete during 2026.
- Every landmark distance is a drive time in minutes, recorded on Google Maps at 6 am on 1 August 2024. That is the quietest hour of the day in Mumbai and is not the journey a resident will make on a weekday morning.
- The 1 BHK inventory is reported sold out, so the entry point into this project is now the 2 BHK at Rs 1.85 crore rather than the roughly Rs 1.05 crore the smaller homes were listed at.
- Possession is more than three years away. On the RERA date this project hands over in November 2029, which is the longest wait of any Godrej Mumbai project currently on this site.

Mumbai
India's financial capital — record office absorption, ₹3-trillion ring-road network, and the only Indian metro where infrastructure (not pricing) is currently the biggest story.
About Godrej Properties
Godrej Properties is the real estate arm of the Godrej group, a business founded in 1897 and now among the largest listed residential developers in India by booking value. The company has delivered over 1.85 million square metres of real estate in the past five years and holds over 250 awards.
At Godrej Bliss the company is not the promoter. In practice that means Godrej brings the brand, the sales machinery and the construction oversight, while the land and the promoter obligations under RERA sit with Shivam Developers. MahaRERA records Shivam Developers as the promoter of P51800051172.
This arrangement is common across the current Godrej portfolio in Mumbai and the specific structure differs from project to project. Development manager, co promoter and sole promoter are three materially different positions, and a buyer should read the agreement for sale to establish which one applies and what each named entity is actually liable for.

The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

Without both numbers for the same flat there is no way to measure the loading.
Godrej publishes a 2 BHK from Rs 1.85 crore and a 3 BHK from Rs 2.86 crore. Portals quote higher all inclusive figures of roughly Rs 2.02 crore to Rs 2.41 crore for the 2 BHK and Rs 3.13 crore to Rs 3.18 crore for the 3 BHK, because those numbers fold in stamp duty, registration and other charges. The developer figures are the base prices.
The MahaRERA filing records the 2 BHK carpet range as 652 to 739 Sq.Ft. and the 3 BHK as 944 to 985 Sq.Ft. The two sources agree exactly.
On the developer figures the 2 BHK starts at about Rs 28,375 per Sq.Ft. of carpet and the 3 BHK at about Rs 30,297 per Sq.Ft. of carpet. Both are calculated from the developer starting price against the smallest published carpet area in that configuration.
Shivam Developers. Development manager is a materially different position from promoter, and buyers should read the agreement for sale to see what each entity is liable for.
The project is registered under MahaRERA registration number P51800051172, taken out on 1 June 2023.
The date committed to MahaRERA and published by Godrej is November 2029. Some portals also quote a sales target of November 2028, a year earlier. Only the RERA date carries legal weight.
No. Godrej Nest is a separately registered project under MahaRERA P51800022159. The open space is shared between the two developments.
The MahaRERA filing records two buildings, lettered wings E and F. Reported floor counts conflict: one portal reports 48 floors for each wing, another reports a ground plus six podium levels plus 33 floors configuration.
Godrej currently lists 2 BHK and 3 BHK apartments. Portals also record 1 BHK homes of 405 to 413 Sq.Ft. carpet, reported as sold out, and shops of 197 to 325 Sq.Ft. carpet within the same layout.
No. There is nothing published to show how a 2 BHK is laid out or where the advertised private deck sits within it.
No.
The developer claims over forty amenities across three levels. The ground promenade has a pet garden, a walking and jogging track and a service and staff entrance. The active podium has a swimming pool, kids play area, box cricket and multipurpose pitch, badminton court, squash court, guest rooms, poolside cafe and an outdoor crossfit area. The rooftop has a party lawn, the Skyscape gym, a viewing deck, an open air theatre, a barbeque corner, a zen garden, a senior citizen lawn and a service counter.
Akurli Metro Station, Kandivali Railway Station and the Western Express Highway are the three primary links, and the project sits beside Lokhandwala Circle with schools, hospitals, banks and malls in the same pocket. Godrej publishes all of these as drive times in minutes rather than as distances.

Godrej Nest and Godrej Tranquil sit in the same layout, and Godrej Reserve is the other Godrej address in Kandivali. The Bliss wings are lettered E and F, continuing the sequence of the older scheme on the same land rather than starting a new one.
