What is a plotted development?
A plotted development is a gated layout where the developer sells land in ready plots instead of finished homes. The developer builds the roads, water and sewage lines, power, street lights, parks and usually a clubhouse. You buy a plot with a clear title and build your own house on it, when you want and in the design you want, within the layout’s rules.
For a buyer, the big difference from an apartment is ownership. In a flat you own a small undivided share of the land under the building. In a plot, the whole piece of land is yours, and land tends to hold its value better over time than a building, which ages.
Why Mahindra is moving into plots
Vimalendra Singh, chief business officer for residential at Mahindra Lifespaces, said, “Homebuyers today are increasingly seeking greater flexibility and personalisation.” He said plotted developments give buyers land ownership, the freedom to customise their home and the chance of long-term appreciation, and that the company plans to expand its plotted business in MMR, Pune and Bengaluru.
Mahindra is not new to plots. At Mahindra World City near Chennai, it has already sold two plotted communities, Lakefront Estates by Mahindra and Green Estates by Mahindra, and the company says buyers responded well to both. The MMR project takes that model to a second city for the first time.
Mahindra Lifespaces at a glance
Set up in 1994, Mahindra Lifespaces has about 53.65 million Sq.Ft. of completed, ongoing and upcoming homes by saleable area across seven Indian cities. It also has more than 5,000 acres of ongoing and future integrated developments and industrial clusters in four locations. Earlier, the company bought a 15-acre land parcel in Kandivali, Mumbai for a large housing project, and it has a joint venture with Mitsui Fudosan in Bengaluru.
What it means for home buyers
Plotted layouts are no longer only the business of small local developers. Large listed developers such as Godrej, Prestige and now Mahindra are building them, which gives buyers bigger brands, cleaner land titles and better-planned infrastructure to choose from. Because the land here was bought outright rather than through a joint development agreement, the developer controls the full layout, which usually makes approvals and plot registrations simpler.
For buyers in Bengaluru, Mahindra’s plan to add plots here means one more branded option alongside the growing number of plotted projects in North Bengaluru.
