Apartment owners in Bengaluru now have a clear pathway to obtain A‑khata for their properties, following the citywide extension of the October regularisation scheme. However, the government has mandated that an e‑khata must be secured first before applying for A‑khata.

Previously, the scheme was applicable mainly to individual plot owners. Now, it covers all approved apartment complexes across Bengaluru’s urban local bodies. Flat owners are required to follow a two-step process: obtain an e‑khata online, then apply for A‑khata status. This digital-first approach ensures ownership verification and reduces potential misuse.

To qualify, apartments must be part of an approved layout in Bengaluru and have a sanctioned building plan, with all property taxes up to date. Deviations from approved plans may attract penalties of up to 50% of the property’s guidance value. Popular locations like Whitefield apartments and Sarjapur Road projects are witnessing significant interest from buyers looking to complete the A‑khata process.

Top developers such as Prestige Group projects and Sobha Limited have guided residents on completing e‑khata formalities, emphasizing the importance of maintaining all legal documents to avoid delays or fines.

Officials highlight that while residents welcome the clarity, concerns remain about penalties for plan deviations. With only a fraction of B‑khata properties transitioned to e‑khata so far, the speed of digital processing will determine how quickly apartments can secure A‑khata status. This marks an important step toward transparent property registration in Bengaluru, benefiting both developers and homebuyers.
