BENGALURU / NEW DELHI — Bengaluru-based real estate developer Assetz Ltd. has initiated the process for its public market debut, filing a pre-filed Draft Red Herring Prospectus (DRHP) with the Securities and Exchange Board of India (SEBI) through the confidential pre-filing route. The initial public offering (IPO) is expected to raise approximately ₹1,200 crore.
The proposed main-board listing marks a major milestone for one of Bengaluru’s fastest-growing residential developers. Singapore-based investment fund AGP Partners is a key existing shareholder in the firm.
Strategic Capital Raising via the Confidential Route
Under SEBI’s confidential pre-filing mechanism, companies are permitted to submit draft offer documents without immediately releasing financial disclosures, valuation metrics, or offer breakdowns to the public. This route allows the issuer flexibility to review regulatory comments and align listing timelines with favorable market conditions.
According to company notices and industry sources, JM Financial, BofA Securities India, and Motilal Oswal Investment Advisors have been appointed as book-running lead managers for the issue.
Operational Highlights & Corporate Structure:
- Governance Model: Assetz operates through an institutional-style Special Purpose Vehicle (SPV) framework, maintaining project-level governance and transparency.
- Institutional Backing: Over the years, the developer has raised and repaid more than ₹1,000 crore in capital, partnering with institutional investors including JP Morgan, Aditya Birla Capital, Motilal Oswal Alternates, and HDFC Ltd.
- Leadership Team: The company is led by Managing Director Akshay Kishore Dewani and Executive Director Sunil Kumar Pareek.
Expanding Portfolio and National Footprint
Capitalizing on sustained demand across Bengaluru’s residential real estate market, Assetz has significantly expanded its land bank and project execution pipeline.
The developer recently acquired approximately 200 acres of land to solidify its presence in Bengaluru’s high-growth eastern and northern technology corridors. Overall, Assetz has tied up about 550 acres with an active development pipeline of nearly 45 million square feet (4.5 crore sq. ft.), largely structured through joint development agreements.
As part of its long-term geographical expansion strategy, the developer is also evaluating entry into the Mumbai Metropolitan Region (MMR).
