Bengaluru has reinforced its position as the leading office real estate market in India, according to the latest Q4 2025 office market data released by CBRE. The report highlights strong leasing momentum in the final quarter of the year, with Bengaluru contributing a significant share to the overall absorption recorded across major Indian cities.
India’s office market closed 2025 on a robust note, registering over 22 million square feet of leasing activity in the fourth quarter alone. For the full year, total office absorption crossed 80 million square feet, reflecting sustained demand from occupiers despite global economic uncertainties. Among all cities tracked, Bengaluru emerged as the top-performing market, supported by consistent demand across technology, global capability centres, BFSI firms, and flexible workspace operators.
The city’s strong performance in Q4 builds on its steady growth throughout 2025. Bengaluru continued to attract both multinational corporations and domestic enterprises seeking scalable, future-ready office spaces. Demand remained particularly strong for Grade A office assets, with occupiers showing a clear preference for modern buildings that offer sustainability features, efficient layouts, and proximity to key business corridors.
Flexible workspaces also played a notable role in driving leasing volumes during the quarter. Operators expanded their footprint to cater to hybrid work models and short-term space requirements, further supporting overall absorption levels. This trend contributed to higher occupancy rates across established and emerging office hubs in the city.
Industry data indicates that Bengaluru’s deep talent pool, strong technology ecosystem, and well-developed commercial infrastructure continue to position it as the preferred destination for office expansion in India. These factors have helped the city maintain resilience and attract long-term occupier interest even as companies remain cautious in their real estate decisions.
Looking ahead, the positive momentum recorded in Q4 2025 is expected to support stable growth in 2026. With a healthy pipeline of quality office developments and sustained demand from core sectors, Bengaluru is likely to retain its leadership in India’s office market. The CBRE data underscores the city’s role as a key driver of commercial real estate activity nationwide, reflecting confidence in India’s long-term office sector fundamentals.
