Brigade Group has made a strategic move in Karnataka’s real estate market with the acquisition of a 20.19‑acre land parcel in the Whitefield–Hoskote corridor of Bengaluru. The purchase was executed through its subsidiary, Ananthay Properties, at a total cost of ₹588.33 crore.

The site, located in East Bengaluru, is planned for a large-scale mixed-use development with an estimated Gross Development Value (GDV) of around ₹5,200 crore. The project will span approximately 4.2 million square feet and is expected to include a combination of residential, commercial, and retail components, offering a comprehensive urban experience.

Pavitra Shankar, Managing Director of Brigade Enterprises, commented on the acquisition, stating that it aligns with Brigade’s vision of creating integrated destinations that combine living, working, and leisure. She highlighted the Whitefield–Hoskote corridor as a key growth zone with excellent connectivity and long-term potential.

Strategic Expansion

This acquisition supports Brigade’s broader strategy of deepening its presence in Bengaluru, especially in emerging micro-markets with strong infrastructure and employment hubs. The corridor connecting Whitefield and Hoskote has gained traction due to its proximity to IT hubs and upcoming infrastructure projects.

In a related move earlier this year, Brigade had acquired an 11-acre land parcel near ITPL in Whitefield for premium commercial development. That project is expected to yield 1.5 million square feet of office space with a GDV of over ₹2,000 crore.

Founded in 1986, Brigade Group has built a diversified real estate portfolio with developments across Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram, and GIFT City in Ahmedabad. The company operates across various verticals including residential, office spaces, retail malls, hospitality, and education.

Market Implications

This acquisition marks a significant investment in East Bengaluru’s growth trajectory. With demand rising for integrated developments that blend housing with commercial and retail offerings, Brigade’s new project is well positioned to attract a diverse customer base. Its proximity to tech parks and ongoing infrastructure improvements adds to the project’s viability.
