India’s real estate sector witnessed a remarkable 25 per cent growth in capital investment in 2025, reaching a record $14.3 billion, driven by renewed investor confidence and strong fundamentals across commercial and residential assets. Analysts say both domestic and foreign investors are fuelling this surge, highlighting India’s increasingly mature property market.

Among key markets, Mumbai led the investment race, attracting the highest capital inflows, followed closely by Bengaluru and Delhi‑NCR. Bengaluru, in particular, saw strong interest in premium residential projects such as Pre‑Launch Sattva Aaranya, Mysore Road and New Launch Sumadhura Solace, Whitefield, reflecting rising investor demand for high-quality housing.

The October–December quarter (Q4 2025) alone contributed $3.3 billion, a nearly 30 per cent jump from the same period last year. Hyderabad emerged as a notable contributor with a 21 per cent share of quarterly inflows, underlining the growing importance of tier‑2 cities alongside established hubs.

Investment patterns in 2025 showed land and development sites dominating capital deployment, accounting for 46 per cent of total inflows, while built-up office assets contributed 28 per cent. The rise of premium residential projects like Prestige Evergreen, Whitefield also signalled growing investor appetite for curated housing solutions in top-tier cities.

Domestic investors accounted for around 80 per cent of annual inflows, with developers deploying nearly half of total capital, supported by institutional investors and REITs. With strong fundamentals and diversified asset interests, India’s real estate sector is poised for sustained growth in 2026, making it an attractive destination for both local and international capital.
