Casagrand Premier Builder Ltd., one of Chennai’s leading residential real estate developers, has re-filed its draft red herring prospectus with the Securities and Exchange Board of India. This marks the company’s third attempt to enter the capital markets over the last three years, as it continues to evaluate favourable market conditions for a public listing.
The latest filing was made on December 24, just days before the expiry of its earlier SEBI approval. The proposed initial public offering consists primarily of a fresh issue worth ₹1,200 crore, along with an offer for sale of up to ₹20 crore by existing promoters. The issue will be managed by Motilal Oswal Investment Advisors and DAM Capital Advisors, while KFin Technologies has been appointed as the registrar.
Casagrand Premier had first filed its IPO papers in July 2022, receiving regulatory approval later that year. However, the company did not proceed with the issue amid challenging market conditions. A second filing was made in September 2024, which was approved in December 2024 with validity until the end of 2025. The latest re-filing ensures continuity in the approval process as the company prepares for a potential market launch.
Founded in 2003, Casagrand Premier Builder has built a strong presence in South India’s residential real estate market. The company operates across major cities including Chennai, Bengaluru, Hyderabad, and Coimbatore. Its portfolio largely focuses on mid-income and affordable housing projects, with more than 100 completed developments to date and several projects under construction.
According to the draft prospectus, proceeds from the fresh issue are expected to be used primarily for debt repayment, funding ongoing and future projects, and meeting general corporate requirements. The company aims to strengthen its balance sheet while supporting long-term expansion plans through public funding.
The re-filing reflects continued interest from real estate developers in tapping equity markets, especially as housing demand remains steady in key urban centres. Market participants will now await SEBI’s observations and clarity on the IPO launch timeline.
