Concorde — a Bengaluru-based real estate developer — has invested ₹125 crore to develop a new commercial block at its integrated Concorde Mayfair project in Yelahanka on Bellary Road, Bengaluru. The development aims to add modern retail and office spaces to the mixed-use complex.
The commercial block spans approximately 2.51 lakh square feet of super built-up area and is expected to generate around ₹30 crore in annual revenue from rental and operations once fully leased.
Designed to blend high-street retail with contemporary office units, the building’s ground and first floors are dedicated to retail space — suitable for diverse storefronts, dining outlets and services — while the second through tenth floors provide flexible office layouts suited for multi-tenant and single-tenant configurations. Two basement levels have been allocated for dedicated parking.
Concorde Mayfair itself was launched in June 2024 as an integrated township spanning around 3.35 acres. It includes 217 residential apartments (2BHK and 3BHK) across four towers, each rising 14 floors, and is strategically positioned with strong connectivity — close to the Yelahanka metro station and a short drive from the six-lane elevated corridor leading to Kempegowda International Airport.
Industry and urban planners see the development as part of a broader trend toward creating live-work-play ecosystems in Bengaluru’s expanding northern corridor. The inclusion of both retail and office spaces within the larger Mayfair project is expected to support local commercial activity and attract businesses seeking accessible, lifestyle-oriented locations.
The commercial block’s completion and subsequent occupancy will mark a new phase for Concorde Mayfair — consolidating its position as a mixed-use destination in North Bengaluru’s growing real-estate landscape.
