Mumbai’s luxury residential real estate market witnessed strong activity in 2025, with buyers from the pharmaceutical sector driving high-value transactions worth over ₹1,530 crore during the year. Property registration data shows that pharma-linked individuals emerged as some of the most prominent buyers in the city’s ultra-premium housing segment, reflecting sustained demand for high-end homes in prime locations.

One of the most significant residential transactions recorded in India took place in Worli, where two sea-facing duplex apartments were purchased in a premium residential tower. The combined value of this deal stood at nearly ₹739 crore, making it the largest residential purchase registered in the country. The apartments span more than 22,500 sq ft across multiple floors and were transacted at a per-sq-ft rate exceeding ₹2.8 lakh, highlighting the premium pricing achieved in Mumbai’s top micro-markets.

The residential project involved in this transaction is located along the Worli Sea Face and offers limited ultra-luxury residences with uninterrupted sea views and proximity to major arterial roads. The development’s exclusivity, along with its location and design, has contributed to strong interest from high-net-worth individuals seeking long-term value and lifestyle advantages.

Apart from this landmark deal, several other luxury home purchases linked to pharmaceutical sector buyers were registered across Mumbai during 2025. High-value transactions were observed in premium developments in areas such as Worli and Bandra West, reinforcing the continued appeal of South Mumbai and western suburbs among affluent buyers.

Market observers indicate that the steady flow of capital into luxury residential assets reflects confidence in Mumbai’s real estate fundamentals. Ultra-luxury homes continue to be viewed as both lifestyle assets and long-term investments, particularly by business leaders and professionals with stable income sources.

The growing presence of pharma sector buyers in Mumbai’s luxury housing market underscores broader trends of wealth consolidation and preference for premium real estate. As limited supply and strong demand persist in prime locations, the city’s high-end residential segment is expected to remain resilient in the coming years.
