Prestige Estates Projects Limited is planning residential project launches exceeding 25 million square feet across key Indian cities over FY26 and FY27, according to its Q3 & 9M FY26 investor presentation. The planned launches underline the company’s focus on expanding housing supply in high-demand urban markets while maintaining calibrated execution.
During the first nine months of FY26, Prestige Estates launched several residential projects across Bengaluru, Hyderabad and Chennai, contributing to steady sales momentum. The upcoming launch pipeline is expected to be spread across mid-income, premium and luxury segments, aligned with buyer demand trends observed in recent quarters.
Bengaluru remains a key contributor to the launch pipeline, supported by sustained end-user demand and infrastructure-led growth across multiple micro-markets. Hyderabad and Chennai are also expected to account for a significant share of upcoming supply, reflecting the company’s continued confidence in southern India’s residential markets.
As of December 2025, Prestige Estates had over 42 million square feet of ongoing residential projects, providing execution visibility across the medium term. The upcoming launch pipeline is expected to be rolled out in phases, based on statutory approvals, market conditions and absorption levels.
The company stated that its approach to residential launches remains demand-driven rather than volume-led. Project sizes, configurations and pricing strategies are being structured to align with prevailing market dynamics and affordability thresholds. Prestige Estates continues to focus on projects with strong location fundamentals, infrastructure access and long-term livability.
Collections from residential projects remained steady during 9M FY26, supporting construction activity and timely execution. The company highlighted that launch planning is closely linked to cash flow visibility to ensure balance sheet stability while scaling operations.
