Investment firm Esencia Partners, in which entrepreneur Ranjan Pai is a managing partner, has acquired a prestigious property on Lavelle Road, Bengaluru, for ₹165.6 crore. The deal was documented on 12 September 2025, involving 25,824 sq ft of land along with an existing building structure.
The property includes a building of around 3,340 sq ft, and the seller has been identified as Mira Angeline Cummins, an Australian national. With the transaction now recorded, this move is being viewed as one of the most significant high-value real estate deals in Bengaluru this year.
According to registered documents and data compiled by Zapkey, the per-square-foot price comes to approximately ₹64,150. Lavelle Road is among the most premium addresses in Bengaluru, known for its proximity to UB City, Cubbon Park, and major business and civic corridors.
The acquisition is seen as a strong indicator of continued investor confidence in Bengaluru’s luxury property market, especially in prime central locations where large land parcels are increasingly rare. As demand for elite properties intensifies and supply diminishes, trophy assets like this transaction tend to draw significant attention.
While ultra-wealthy individuals have in recent years made headline property purchases in Mumbai and Delhi, this deal in Bengaluru reaffirms the city’s standing as a destination for high-net-worth real estate investments.
