CHENNAI — Leading South Indian diversified real estate developer Sumadhura Group has officially entered the Chennai industrial market with a Grade A built-to-suit industrial and logistics park located at Red Hills in North Chennai. Backed by an investment commitment of ₹400 crore, the project marks the developer’s strategic expansion into one of the country’s most vital supply chain corridors. Spread across an expansive 52-acre land parcel directly along the Chennai Peripheral Ring Road (CPRR), the upcoming facility is planned to deliver approximately 1.2 million sq. ft. of Grade A warehousing and industrial space, generate roughly 2,500 employment opportunities, and achieve completion by December 2028.
Expanding High-Specification Warehousing Across South India
The new park will be developed in line with Sumadhura’s Grade A warehousing standards, first established at the 2.5 million sq. ft. Sumadhura Logistics Park in Hoskote, Bengaluru. The master plan incorporates sustainability-forward construction, heavy-duty flooring, wide internal roadways, dedicated container truck parking bays, common business centers, and multi-tier security systems. The built-to-suit framework is designed to cater directly to the expanding operational requirements of manufacturing enterprises, automotive component makers, e-commerce platforms, and third-party logistics (3PL) providers.
Company leadership highlighted that this expansion capitalizes on a structural shift within India’s logistics landscape, where corporate occupiers are increasingly pivoting from unorganized sheds toward institutional Grade A assets with high sustainability standards. The move also comes at a time of record absorption in Chennai, which recorded 4.1 million sq. ft. of Grade A warehousing uptake in the first half of 2026 alone.
Strategic Micro-Market and Multimodal Connectivity
The park’s location in Red Hills places it along an established northern logistics corridor with direct frontage on the Chennai Peripheral Ring Road (CPRR), enabling commercial vehicles to bypass metropolitan congestion and access National Highway 16 and National Highway 48 with ease. The site provides freight access to three major maritime hubs—Ennore Port (Kamarajar Port), Kattupalli Port, and Chennai Port—offering substantial operational advantages for export-import trade. In addition, its proximity to major automotive and engineering hubs across Sriperumbudur, Oragadam, and Gummidipoondi fosters seamless integration into South India’s broader manufacturing ecosystem.
