Tata Consultancy Services (TCS) has announced plans to acquire Darshita Southern India Happy Homes, a Bengaluru-based commercial real estate firm, for ₹2,250 crore. The IT services giant revealed this development in a recent exchange filing, stating that the acquisition will be executed through a call option to obtain a 100% equity stake in the company after two years.
The land and building owned by Darshita Southern India Happy Homes will be repurposed into a TCS delivery center, aligning with the company’s long-term strategy of expanding its office infrastructure across India. TCS Chief Financial Officer Samir Seksaria previously mentioned the company’s focus on scaling up seating capacity, having added over 10,000 seats in the last quarter and 30,000 seats over the past year. TCS has also acquired land in Bengaluru for expansion over the next three to four years while continuing to increase its nationwide office footprint.
This is not TCS’s first real estate acquisition in Bengaluru. Earlier this year, the company purchased TRIL Bengaluru Real Estate Five and TRIL Bengaluru Real Estate Six for ₹1,650 crore to accommodate its growing workforce. Additionally, in 2018, TCS acquired Waverock, a commercial IT park in Hyderabad, for approximately ₹550 crore, highlighting its commitment to long-term infrastructure investment. Seksaria noted that the company strategically balances leasing and owning office spaces to mitigate inflation risks while ensuring flexibility.
TCS has been operating under a hybrid workplace model, initially introduced during the pandemic through its Secure Borderless Workspaces (SBWS) initiative. However, as employees return to office-based operations, the company is accelerating real estate investments to support its growing workforce.
A report by CareEdge indicates that Darshita Southern India Happy Homes operates as a special purpose vehicle (SPV) under Salarpuria Sattva, a major real estate developer in Bengaluru. Initially planned as a residential project, the SPV transitioned into a commercial office space in FY19, later branded as Salarpuria Sattva Knowledge Point (KP). Salarpuria Sattva has developed several key IT parks, including Knowledge City and Knowledge Park, leasing office spaces to global tech giants like IBM, Microsoft, and Accenture.
TCS’s acquisition of Darshita Southern India Happy Homes marks another step in its strategic real estate expansion, reinforcing its position in key IT hubs like Bengaluru. By blending owned and leased properties, the company aims to maintain cost efficiency while supporting its long-term growth and workforce scalability.
