Godrej Connaught One is a small luxury residential address in the heart of New Delhi, set on Lady Hardinge Road inside the Connaught Place core. New housing is rare in this part of the city, where most of what stands is institutional, commercial or protected colonial-era fabric, and where land almost never comes to market for homes. The proposition is essentially the address itself: a 110001 postcode, minutes from the inner circle, with the seat of government, the central business district and the city’s older institutions all close at hand.
The developer of record is Godrej Projects North LLP, an entity in which Godrej Properties Limited is a partner, working in joint venture with TDI. The building is compact and mid-rise rather than tall, wrapped in a contemporary skin of glass, stone and VM zinc cladding, and entered through a double-height lobby designed to read as hotel arrival rather than apartment foyer. Homes are three-bedroom, each with a utility or staff room alongside, and are offered across several plan variants.
Because the plot is tight, the shared life of the building sits on the terrace rather than on grounds. The roof carries a temperature-controlled pool, a cafe lounge, a seating lounge and a private party deck overlooking central Delhi. Godrej has not run these in-house but contracted named operators, with Warren Tricomi taking the spa and salon, Holyfield the gym and Quintessentially the concierge desk. Security is layered, covering video door phones, perimeter protection, a burglar alarm system, smart card access for residents and CCTV through the basement and entrance lobby, with fire detection and sprinklers throughout.
The character is closer to a serviced private residence than to a conventional apartment complex: a short list of homes, a hotel-style arrival, and services bought in from operators whose names are meant to do some of the selling. What it does not offer is scale. There are no landscaped grounds, no separate clubhouse block and none of the sports facilities that suburban gated developments compete on. That is the trade being made for the address.

Godrej Connaught One Review: Is It a Good Buy?
What you are buying here is the address and the scarcity, not the specification sheet.
The awkward parts are all schedule and paperwork. Possession was published as May 2025, the NDMC sanction on record ran to 31 July 2025, and Godrej still tags the project under construction. None of that is fatal, and central Delhi redevelopment routinely runs long, but at this ticket size it should be settled in writing before any money moves.
The second thing to settle is area. Godrej publishes a price but not a carpet or saleable figure, so there is no way to check the loading factor or the true rate per square foot from outside.

A second address, 127 Bangla Sahib Road in the DIZ Area near Gole Market, appears in the neighbourhood block on Godrej's own page and is most likely a sales or experience centre rather than the project land.
Godrej publishes ₹24.29 Cr onwards for the 3 BHK. GST, AMC, IFMS and other charges are additional, per Godrej's own compliance note. A second schema block on the same Godrej page still carries an older ₹18.61 Cr figure, and the godrejconnaughtone.com microsite shows ₹19.81 Cr.
