About Godrej South Estate
Godrej South Estate is a gated residential enclave in Okhla, on the southern edge of Delhi where the industrial estate gives way to the older colonies of South Delhi. Godrej Properties describes it as its first gated enclave in the city, and the framing is deliberate: most Delhi housing is either a builder floor in a colony or a cooperative society block, and a walled, guarded, single-managed campus with its own park and clubhouse is genuinely unusual inside municipal Delhi.
The development is laid out as a cluster rather than a single building. Two towers and two lower slab blocks sit around a landscaped central park, with a separate EWS block and a commercial frontage along the approach. The tallest of the towers, marketed under its own name as Godrej Prima, is pitched as the tallest tower of the development in South Delhi, and carries a copper-toned crown that is meant to make the cluster legible from a distance.
Air is the pitch that Godrej leans on hardest here, which makes sense for this part of the city. Every home is fitted with a filterless purification system, and mechanical filterless fresh air units are installed through the landscape, so the claim extends to the outdoor space rather than stopping at the front door. The development is certified as an IGBC green rated building at Platinum level.
Shared life is arranged around a boutique clubhouse and the private park. There is a swimming pool with a jacuzzi and a separate children’s pool, a squash court, a yoga deck, a gym, indoor games, a party terrace and a multipurpose hall. Rather than run these itself, Godrej has brought in named operators, with Elle taking the spa and salon, celebrity trainer Ramona Braganza attached to the gym, and Quintessentially on the concierge desk. Interiors are specified to a high standard, with Italian Crema Marfil in the living and dining rooms, hardwood in the bedrooms, Grohe or equivalent sanitaryware and VRV air conditioning throughout.
What the project is not is a quiet residential address. Okhla Industrial Area is a working industrial and commercial estate, and the enclave’s walls are doing real work: the greenery, the park and the clubhouse are all internal, and the character changes as soon as you leave the gate.

Godrej South Estate Review: Is It a Good Buy?
Godrej South Estate is doing something unusual for Delhi, which is building a proper gated campus inside the municipal city rather than pushing out to Gurugram or Noida for the land to do it. If what you want is a managed enclave with a guarded gate, a landscaped park you do not share with the street, and a clubhouse with someone else running it, the options inside Delhi are very short and this is on that list.
The location is the trade. Everything the project offers is inside its own walls, which is a strength as a product and a limitation as an address. The air purification programme reads as an honest response to that context rather than a gimmick, though Godrej itself qualifies the indoor claim as applying with doors and windows shut.
The schedule is the part that needs attention. Godrej published possession as May 2026, that date has passed, the project is still tagged under construction on the company’s own listing, and the page title advertises a post-possession offer. Those three things cannot all be current at once.
The floor plan library, by contrast, carries plans for one, two, two-and-a-half, three and four bedroom homes across the towers and slab blocks, which points to a development largely sold through with a narrow slice left.
