About Manyata Summer Skies

Manyata Summer Skies is being marketed as a small plotted development in the airport belt of North Bengaluru, on what the circular calls Sadahalli Road. The pitch is a short one: a hundred and seventeen plots on a little under ten acres, sizes running from a standard thirty by fifty up to something closer to a compact villa plot, and a clubhouse of a size that would be generous for a scheme this small.

The format is the familiar Bengaluru plotted product. You buy land inside a gated compound, the developer lays the roads, drains, cabling and parks and builds the clubhouse, and the house is yours to design and fund on your own timeline. There is no loading factor to argue about, which is the single biggest advantage plots hold over apartments, and the area on your sale deed is an area you can pace out.

What we cannot do on this page is what we normally do. Everything below comes from a single marketing circular of the kind that circulates through channel partners, and we have said so rather than dressing it up. Where a number is the circular claim we have attributed it, and where we have worked something out ourselves we have shown the arithmetic.

Manyata Developers itself is not unknown. It builds plotted schemes around Bengaluru, and one of its projects already on our records, Manyata Ekamoi off Sarjapur Road, carries a Karnataka RERA registration. That makes the absence of a registration number in this particular circular a question worth putting to the seller rather than an assumption about the builder.

Manyata Summer Skies Review: Is It a Good Buy?

4.3 out of 5 5 Pros · 4 Cons

Manyata Summer Skies is a small, clean plotted layout for buyers who want land near Nandi Hills with a short completion window. The RERA registration, approved plan and 2027 layout completion make it one of the lower-risk plotted buys in the Sadahalli belt.

The trade-off is location depth: it sits well north of Devanahalli town and depends on a proposed access road. It suits a buyer planning a weekend or retirement villa, or an investor holding land for the airport-corridor growth story.

Pros 5

  • RERA-registered with an approved BIAAPA layout plan
  • Only 117 plots, about 12 per acre
  • Short layout build, with completion due December 2027
  • Near Nandi Hills and within the airport planning area
  • Mostly 30×50 and 40×60 plots, the easiest sizes to build on

Cons 4

  • The 80 ft main access road is proposed, not yet built
  • The site is well north of Devanahalli town, far from schools and hospitals
  • Plot owners carry their own construction cost and timeline
  • About a quarter of the price is payable before registration

About Manyata

Verified Developer

Manyata Developers is a Bengaluru builder working mainly in plotted developments, with schemes at Sarjapur Road, Devanahalli and Anekal. Manyata Ekamoi off Sarjapur Road appears on this site under Karnataka RERA registration PRM/KA/RERA/1251/308/PR/161025/008174, so the company does register and publish its projects in the normal way.

That is worth stating clearly, because the most important thing missing from the Summer Skies circular is a registration number. Under the Real Estate Regulation and Development Act a promoter may not advertise, market, book or sell any plot in a project above the small-project threshold without first registering it with the state authority, and a 9.67 acre layout of 117 plots is far above that threshold. The circular carries a price, a payment schedule and a booking amount, but no registration number.

There may be a perfectly ordinary explanation. The registration may exist and simply not have been printed on the circular, which happens more often than it should. We are not lawyers and this is not legal advice, but it is the first thing we would ask.

Manyata Summer Skies Payment Plan

Construction Linked Plan

You pay in stages as the building goes up, so the full price is not due on day one. Each instalment falls due only when the developer finishes a construction stage, and the exact schedule is written into your agreement for sale.

  1. 1
    At booking

Pay the booking amount, then sign and register the agreement for sale. Stamp duty and registration are paid at this stage.

  2. 2
    During construction

Instalments are linked to stages such as the foundation and each floor slab. With a home loan, the bank pays these stages directly to the developer.

  3. 3
    At possession (December 2027)

The last instalment is paid when the building is complete, along with maintenance deposit and other one-time charges.

Manyata Summer Skies FAQs

Is Manyata Summer Skies RERA approved?

Yes. It is registered with Karnataka RERA under PRM/KA/RERA/1250/303/PR/250526/008678, granted on 25 May 2026.

What is the price of Manyata Summer Skies plots?

Plots are priced at about ₹9,500 per Sq.Ft. A 30x50 plot of 1,502 Sq.Ft. starts at about ₹1.43 Cr.

When will Manyata Summer Skies be completed?

The RERA completion date for the layout is 31 December 2027.

How many plots are in Manyata Summer Skies?

117 plots on 9.67 acres, mostly 30x50 and 40x60, with some 40x50, corner and odd-size plots.

Why does the map link show a different project name?

Because it does. The Google Maps link in the circular resolves to a pin labelled Manyata IVC - Residential Plots in Banglore, Kempathimmanahalli, Karnataka 562110. The circular is headed Manyata Summer Skies and says the land is bang on Sadahalli Road. Those are two different project names and two different village names. It may be that Summer Skies is a new phase on land the seller already lists under another name, or the wrong pin may simply have been pasted in.

Where exactly is the site?

The pin in the circular decodes to roughly 13.2263 north, 77.6562 east, in the Kempathimmanahalli area near IVC Road, north west of Kempegowda International Airport. On that coordinate our derived road distances put the KIADB Aerospace Park at about 4 km, the airport terminal at about 8 km and Devanahalli town at about 8.5 km. The circular describes the location as Sadahalli Road and quotes 4.4 km to NH44. Treat the coordinate as approximate to a few hundred metres and confirm the address from the sale documents.

Does a plot at Manyata Summer Skies have a loading factor?

No. Loading factor is the gap between RERA carpet area and the saleable area you pay for, and it only exists when you buy built-up space. Here you buy land, so the area written into your sale deed is the area you can measure on the ground. Roads, parks and the clubhouse are common land funded through the rate per square foot rather than added to your plot area.

What is the implied land rate per acre?

About ₹41 crore per acre of plot land. ₹9,500 per Sq.Ft. multiplied by 43,560 Sq.Ft. in an acre comes to roughly ₹4.14 crore per ten thousand square feet, or ₹41.4 crore for a full acre of saleable plot. That is a useful number to test against recorded land transactions around Devanahalli and Kempathimmanahalli, because it strips out the marketing and leaves you comparing land to land.

How much of the site is actually plots?

Between about 42 and 67 percent, and the circular does not let us narrow it further. If all 117 plots were the smallest size quoted they would account for 4.03 acres of the 9.67 acre site. If all were the largest they would account for 6.45 acres. The remainder is roads, parks, the clubhouse and civic amenity land, which is normal for a plotted layout.

What is the payment plan?

The circular gives 10 percent as the booking amount, 15 percent at agreement, and the balance plus other charges before registration. That means a quarter of the cost is paid before the property is registered in your name. Section 13 of the Real Estate Regulation and Development Act limits an advance to ten percent of the cost before a written agreement for sale is entered into and registered, so ask to see that registered agreement at the fifteen percent stage rather than after it.

How far is the project from the North Bengaluru work hubs?

Further than the marketing implies. Working from the pin coordinate with straight-line distance and a 1.30 road factor, Manyata Tech Park is roughly 26 km away and Hebbal flyover roughly 29 km. Yelahanka is about 20 km and Bagalur Cross about 13.5 km. The genuinely close employment is the Devanahalli aerospace and hardware belt at about 4 km, not the Outer Ring Road IT corridor.

Is the 80 foot road built?

No. The circular describes it as a proposed 80 foot road, and proposed roads in the Bengaluru periphery can take years to be funded, acquired and built, or may not happen at all. Since road frontage is a large part of what you are paying for in a plotted development, ask which authority has notified the road, whether the alignment is in the approved master plan, and what stage the land acquisition has reached.
