Pros and cons

Godrej Bliss

Pros

  • Those areas match the MahaRERA filing exactly. The regulator records the 2 BHK carpet range as 652 to 739 Sq.Ft. and the 3 BHK as 944 to 985 Sq.Ft., which is the strongest corroboration any project in this Godrej Mumbai set has offered.
  • The starting carpet rate works out at about Rs 28,375 per Sq.Ft. for the 2 BHK and about Rs 30,297 per Sq.Ft. for the 3 BHK, which is well below the Kandivali East premium end and far below the island city Godrej projects.
  • Location is genuinely well served. Akurli Metro Station, the Western Express Highway and Kandivali Railway Station are all in the immediate catchment, and Lokhandwala Circle puts schools, hospitals, banks and malls within the same pocket.
  • The amenity programme is unusually dense for the plot. More than forty amenities are claimed across a ground promenade, an active podium and a rooftop level, including a squash court, box cricket, guest rooms and a rooftop open air theatre.

Cons

  • There are two different possession dates in circulation. The date committed to MahaRERA and published by Godrej is November 2029. Portals also quote a sales target of November 2028, a full year earlier. Only the RERA date carries any legal weight.
  • Reported construction progress does not agree either, with portals variously describing the project as 39 percent and 50 percent complete during 2026.
  • Every landmark distance is a drive time in minutes, recorded on Google Maps at 6 am on 1 August 2024. That is the quietest hour of the day in Mumbai and is not the journey a resident will make on a weekday morning.
  • The 1 BHK inventory is reported sold out, so the entry point into this project is now the 2 BHK at Rs 1.85 crore rather than the roughly Rs 1.05 crore the smaller homes were listed at.

Godrej Urban Park

Pros

  • The location is genuinely central to the eastern suburbs. The airport is 5.6 km, SEEPZ 4.8 km, Hiranandani Business Park 2.7 km and Kanakia Boomerang 1.7 km, so a resident can reach most of the Andheri East and Powai employment belt without using either express highway.
  • Daily needs are unusually close. DMart Chandivali is 0.9 km and Nahar Medical Centre 1.1 km, which are the two shortest distances of any project we have reviewed in this Godrej Mumbai batch.
  • Sixteen tower plans and a master layout plan are published. Between them they show the retail floors, the refuge floor and the typical residential floors of the first three towers, which is far more than most Godrej Mumbai projects disclose.
  • The amenity programme is genuinely large and is set out with numbers on the master layout, thirty outdoor and eight indoor, so a buyer can see where each one physically sits rather than reading a marketing list.

Cons

  • The compliance documents are published only as scanned images. All three can be downloaded but none contains machine readable text, so the plot area, the FSI split, the unit count and the build progress inside them cannot be read or verified without opening each page by eye.
  • The lower two floors of the road facing towers are retail, not homes. The published tower plans show a first floor retail plan and a second floor retail plan on towers one, two and three. Buyers on the lower residential floors will be living above a working shopping line.
  • The portal prices imply a suspiciously flat rate. Every portal configuration works out at almost exactly Rs 32,400 per Sq.Ft. of carpet, which is the signature of a rate card applied across the board rather than of real transacted prices for individual flats.
  • The developer starting price and the portal starting price disagree. Godrej publishes the 1 BHK from Rs 1.38 crore. Portals quote Rs 1.46 crore for the same configuration, about six percent higher.
