Infrastructure
  • Godrej publishes kilometre distances for this project alongside drive times, which is rare for this developer and means nothing on this page had to be derived
  • The scheme is a slum rehabilitation project comprising a rehabilitation building of two wings, the sale building of two towers, and a separate temple building
  • The rehabilitation building rises to the 31st floor while the sale towers reach the 23rd, so the taller structure on the plot is not the one being sold
  • Slum rehabilitation scheme – the plot also carries rehabilitation wings A and B with shops at ground level, and a separate Nehru Building
  • Plot abuts an 18 metre wide planned road on its north side, per the environmental filing
Work Hubs—
  • Lower Parel
  • Worli commercial belt
  • Bandra Kurla Complex

Pros and cons

Godrej Skyshore

Pros

  • Versova address with beach, metro and the coastal road link all close by
  • MahaRERA registration PM1180002500076 is live, with both landowner and developer recorded as promoters
  • Environmental clearance granted and the CRZ recommendation on record from the 167th MCZMA meeting
  • Amenities are distributed across three levels rather than compressed onto one podium

Cons

  • The rehabilitation wings rise to the 31st floor while the sale towers stop at the 23rd, so the tallest structure on the plot is not the one buyers pay for – on a project marketed on sea and city views
  • No carpet area, no saleable area, no unit count and no plot area are published anywhere, so the loading factor simply cannot be worked out
  • The compliance report contradicts itself, stating both that excavation and foundation work is in progress and that no construction activity has started
  • No floor plans have been uploaded to the RERA portal, so the internal layouts cannot be verified against the marketing renders

Godrej Trilogy

Pros

  • A view that is structurally protected on one side. The Mahalaxmi Racecourse cannot be built on, which is a rarer guarantee in Mumbai than a sea view.
  • Worli is genuinely central. The Coastal Road, the Bandra Worli Sea Link, Lower Parel and Bandra Kurla Complex are all within the daily reach of this address.
  • A dense, genuinely usable amenity programme stacked across the podium, an eco-deck level and the rooftop, including a five-level clubhouse, an infinity-edge rooftop pool, a bowling alley and a spa.
  • The full statutory trail is public. The environmental clearance, the earlier 2011 clearance, the CRZ clearance, the fire NOCs and a half-yearly compliance report are all downloadable, and they are unusually detailed.

Cons

  • The loading looks like the worst in this catalogue. Portal-quoted areas put carpet at 1,749 to 1,766 Sq.Ft. against a saleable 2,792 Sq.Ft. for the three-bedroom, and 2,174 to 2,774 Sq.Ft. carpet against 3,492 to 4,403 Sq.Ft. saleable for the four-bedroom. That is a loading of roughly 58 to 60 per cent, meaning you buy about 1.6 Sq.Ft. for every 1 Sq.Ft. you can stand on. These are portal figures, not developer figures, which is exactly why they need checking on MahaRERA.
  • Possession is targeted for November 2033. That is close to a decade of waiting on a project whose full height approval is still outstanding.
  • Green belt area is about 1,359 square metres on a plot of 20,500, roughly six and a half per cent. The Godrej projects in Noida commit thirty per cent.
