About Godrej Skyshore
Godrej Skyshore sits at Versova in Andheri West, on the western edge of Mumbai where the suburb runs out towards the beach on one side and the creek on the other. The address is the first thing the project is selling: Versova has a beach, a metro station, a fishing village that has been there far longer than the towers, and a road network that has been reworked in recent years around the coastal corridor.
The project is a slum rehabilitation scheme. That is not a detail buried in the paperwork – it is the shape of the whole development. Families already living on the land are rehoused in dedicated rehabilitation wings built on the same plot, and the free-sale towers that Godrej Properties markets to buyers are what pays for that rehousing. Three separate structures come out of it: a rehabilitation building in two wings, a sale building in two towers, and a temple building. Buyers are purchasing into the sale building, but they will live on a plot shared with all of it.
Godrej Properties is the developer here rather than the landowner. The land belongs to One Stop Business Services LLP, and both parties are recorded as promoters in the MahaRERA registration – a joint arrangement that is common in Mumbai redevelopment and worth knowing about, because it means responsibility for the project is shared rather than sitting with the brand on the hoarding.
The homes are pitched on views. West towards the Arabian Sea, east across the city, with the amenity decks stacked over three levels rather than crammed onto a single podium: a retail high street at the base, a landscaped sports and play level in the middle, and a pool and lounge deck higher up. The design is by Uha, a London-founded practice with offices in Budapest, Tokyo and Mumbai and a track record in green-certified residential work.
For a portal built around the gap between carpet and saleable area, that absence is the story: on Skyshore, as things stand, there is nothing to measure the gap with.

Godrej Skyshore Review: Is It a Good Buy?
Skyshore is an address purchase. Versova is genuinely hard to buy into at this scale, the coastal road has changed the drive south, and Godrej has done something most developers do not – it has printed kilometre distances rather than optimistic drive times, which means the location claims can actually be checked.
Against that, the disclosure on the homes themselves is the thinnest we have seen from Godrej. No carpet area. No saleable area. No unit count. No plot area. No floor plans on the RERA portal. A buyer at this price point is being asked to commit on a price and a configuration label, with the actual measurable content of the apartment to be revealed later. Every other project we have catalogued has let us compute a loading factor. This one does not.
The height relationship is the other thing to sit with. The rehabilitation wings go eight floors higher than the sale towers. On a scheme sold on views of the sea and views of the city, the sightline from a given flat depends entirely on which way it faces and what stands in the way – and something taller does stand on the same plot.
Then there is the price. Three numbers are circulating for the same starting configuration, spread across roughly a crore. Take the RERA-declared figure as the reference and treat anything lower as needing an explanation in writing.
Our view: the location and the developer are real, the paperwork is in order, and the project is worth a serious look. But do not sign until you have the carpet area in writing, on the allotment letter, for the exact flat you are buying. Until Godrej publishes areas, nobody – us included – can tell you what you are actually getting per square foot.
Pros 6
- Versova address with beach, metro and the coastal road link all close by
- MahaRERA registration PM1180002500076 is live, with both landowner and developer recorded as promoters
- Environmental clearance granted and the CRZ recommendation on record from the 167th MCZMA meeting
- Amenities are distributed across three levels rather than compressed onto one podium
- Only two towers in the sale component, so the free-sale portion is not a dense cluster
- Architect Uha brings a green-certification record including a WELL pre-certified residential tower in India
Cons 5
- The rehabilitation wings rise to the 31st floor while the sale towers stop at the 23rd, so the tallest structure on the plot is not the one buyers pay for – on a project marketed on sea and city views
- No carpet area, no saleable area, no unit count and no plot area are published anywhere, so the loading factor simply cannot be worked out
- The compliance report contradicts itself, stating both that excavation and foundation work is in progress and that no construction activity has started
- No floor plans have been uploaded to the RERA portal, so the internal layouts cannot be verified against the marketing renders
- Slum rehabilitation schemes carry timeline risk that a green-field project does not, because the rehabilitation buildings have to be delivered alongside the sale towers

About Godrej Properties
Godrej Properties is the real estate arm of the Godrej group, a business house that has been operating in India since 1897. The property company was formed in 1990 and is listed on the Indian exchanges, with developments running across the Mumbai Metropolitan Region, the National Capital Region, Bengaluru, Pune, Hyderabad, Chennai, Ahmedabad and Kolkata.
Its usual model is the joint development or joint venture, where a landowner contributes the land and Godrej contributes capital, design, approvals and sales. Skyshore follows that pattern, with One Stop Business Services LLP as the landowning promoter and Godrej Properties as the developing promoter, both registered under MahaRERA.
In Mumbai specifically, a large share of what the company builds is redevelopment – slum rehabilitation schemes, society redevelopments and land parcels that come with existing occupants. These projects can unlock addresses that are otherwise impossible to buy into, and they also carry a different risk profile from a green-field launch, because the rehabilitation component has to be delivered alongside the saleable one.

Pick a home type to see the monthly EMI on an 80% home loan, or move the sliders to match your own loan.
The 8.5% rate is only a starting point, so check the rate your bank offers you. While the project is being built, the bank releases the loan in stages and you usually pay only interest (pre-EMI) on the amount released. The full EMI starts after possession. Stamp duty, registration and GST are paid on top of the home price.

Yes. It is registered as a proposed slum rehabilitation scheme at Versova village, Mumbai. Existing residents are rehoused in dedicated rehabilitation wings built on the same plot, and the two free-sale towers that Godrej markets to buyers fund that rehousing. Buyers purchase into the sale building but share the plot with the rehabilitation wings and a temple building.
Two entities are registered as promoters under MahaRERA. One Stop Business Services LLP owns the land and Godrej Properties Limited is the developer. Both are recorded on the registration, so responsibility for the project is shared rather than resting on Godrej alone.
The MahaRERA registration number is PM1180002500076. The registration records a completion date of February 2030.
Available on request.
Treat it as indicative until you have written confirmation.
Three figures are circulating. The MahaRERA filing declares 8.40 crore for the 3 BHK and 11.89 crore for the 4 BHK. We use the RERA-declared figure because it is on the public record. Any lower number should come with an explanation in writing.
The MahaRERA registration records February 2030. Where the two disagree, the RERA date is the one that carries legal weight.
The two sale towers are ground plus first, second entrance deck and third to twenty-third floors, over five basement levels. The rehabilitation wings are ground plus first to thirty-first floors over three basement levels. The rehabilitation building is therefore eight floors taller than the towers being sold.
That depends entirely on the flat. The rehabilitation wings on the same plot rise eight floors higher than the sale towers, so a view claim needs to be checked for the exact unit, the exact floor and the exact orientation.
Yes. The environmental clearance file is SIA/MH/MIS/269763/2022, dated 26 September 2023. Coastal Regulation Zone rules apply to the site and the 167th meeting of the Maharashtra Coastal Zone Management Authority on 18 May 2023 recommended CRZ clearance.
In the approvals, non-FSI construction is larger than FSI construction - roughly 55 per cent of the total built-up area. Non-FSI covers items such as basements, parking, service floors and certain balconies and decks that are not counted against the permitted floor space index. A high non-FSI share is normal in Mumbai high-rises, but it is a reminder that a large part of what gets built is not living space.
The compliance report is contradictory on this point. The same document states that excavation and foundation work is in progress and also that no construction activity has started on site.
Amenities are spread across three named levels. A retail high street sits at the base. The Earthscape level has a multipurpose sports court, a padel court, a kids play zone and a reflexology path. The Celeste level has a pool with a deck lounge, a hammock bay and lounge, a landscape garden and a party deck with a barbecue area.
This means the internal layouts cannot be verified independently against the marketing renders.
