Mumbai-based real estate developer Ashwin Sheth Group is set to make its Bengaluru debut with a mixed-use development proposed on Bannerghatta Road in Bengaluru South, according to early project details. The upcoming project marks the company’s first entry into the Bengaluru real estate market, expanding its footprint beyond its core western-India markets.

The proposed development will comprise two distinct towers — one residential and one commercial — designed to serve both living and working requirements within a single integrated campus. As per available information, the residential component will include one high-rise tower with ground plus 29 floors, reaching an approximate height of 99.5 metres. The tower is expected to house premium residential units, aligned with the group’s focus on urban vertical living in key city corridors.

Alongside the residential tower, the project will also feature a dedicated commercial tower with two basement levels, ground floor and six upper floors, rising to an approximate height of 26 metres. This commercial block is expected to cater to office and business occupiers, benefiting from Bannerghatta Road’s strong connectivity and established commercial ecosystem.

The project site is strategically located close to the Outer Ring Road connection, enhancing accessibility to major employment hubs, residential clusters and public transport networks in South Bengaluru. Bannerghatta Road has emerged as a prominent mixed-use corridor, driven by metro expansion, social infrastructure, and proximity to IT and institutional hubs.

While further details such as total built-up area, unit configurations and project timelines are yet to be formally announced, the proposed scale and mixed-use format indicate a long-term development vision for the location. The project reflects a broader trend of national developers entering Bengaluru with vertically integrated residential-commercial formats to optimise land use and urban density.

Once approvals and official launches are announced, the development is expected to add a notable new address to Bengaluru South’s evolving skyline, reinforcing Bannerghatta Road’s position as a key real-estate growth corridor.
