Prestige Estates Projects Limited continues to maintain a strong geographic concentration across Bengaluru, Hyderabad and Chennai, which together account for the majority of the company’s residential and commercial project portfolio, according to its Q3 & 9M FY26 investor presentation.
As of December 2025, Bengaluru remains Prestige Estates’ largest market, contributing a significant share of ongoing projects, upcoming launches and land bank holdings. The city continues to play a central role in the company’s growth strategy due to steady end-user housing demand, strong commercial absorption and ongoing infrastructure expansion across multiple corridors.
Hyderabad and Chennai also feature prominently in Prestige’s portfolio, reflecting sustained demand in these markets for both residential and commercial developments. In Hyderabad, the company has strengthened its presence through large-format residential projects and integrated developments, supported by improving infrastructure and business growth. Chennai continues to contribute through a mix of mid-income and premium housing projects, along with select commercial assets.
Together, the three southern cities account for a substantial portion of Prestige Estates’ ongoing residential area of over 42 million square feet, as well as a major share of its planned residential launch pipeline exceeding 25 million square feet. These markets also contribute significantly to the company’s annuity income through office leasing and retail assets.
Prestige Estates noted that geographic concentration allows it to leverage operational efficiencies, local market knowledge and established execution capabilities. The company’s long-standing presence in these cities has enabled it to build strong relationships with contractors, suppliers and regulatory authorities, supporting timely project delivery.
While southern India remains the core focus, Prestige Estates also has a presence in Mumbai, NCR, Kochi, Goa and Mangaluru, providing diversification across markets. However, Bengaluru, Hyderabad and Chennai continue to act as the primary growth engines due to their scale, demand depth and infrastructure-led expansion.
The company stated that future project additions will continue to be aligned with markets that offer strong demand visibility, absorption potential and long-term growth fundamentals. Geographic diversification will be pursued selectively, without diluting focus on core regions.
With sustained housing demand and stable commercial leasing activity in its key markets, Prestige Estates expects its southern India portfolio to remain central to its development and revenue strategy in FY26 and beyond.
