BHIVE Workspace has strengthened its presence in Bengaluru by leasing a 15,000 sq ft flexible office centre in Jayanagar 4th Block. The new facility marks another expansion in the company’s growing portfolio of managed office spaces and coworking environments across key business and residential hubs.

The workspace has been taken on lease from Garuda Group, making it the second collaboration between the two companies following their partnership at the BTM Campus. The Jayanagar centre is designed to offer a mix of coworking solutions, including flexible seating options, private cabins, managed offices and collaborative spaces suitable for startups, small businesses and large enterprises.

With a seating capacity of over 650, the centre aims to cater to rising demand for high-quality, flexible workspace in South Bengaluru. BHIVE has set an average rental price of around ₹8,500 per seat per month. Current occupancy at the centre is approximately 40%, and the company expects this figure to rise to nearly 90% within the next six months, supported by strong interest from businesses seeking scalable office solutions.

The addition of the Jayanagar facility takes BHIVE Workspace’s overall footprint to about 1.8 million sq ft across more than 28 centres in Bengaluru and Mumbai. The company’s expansion strategy focuses on enhancing accessibility to premium coworking environments across major residential and commercial neighbourhoods. The new centre aligns with this approach by offering a well-connected location and a full suite of workspace amenities that meet modern office requirements.

BHIVE aims to continue scaling its network in high-demand corridors as flexible work formats gain further acceptance among enterprises. The company’s growing presence in established areas like Jayanagar reflects broader demand trends in the city’s commercial real estate market, particularly for managed office spaces that offer cost efficiency, scalability and convenience.
