BENGALURU — Prestige Group has proposed a new building on Victoria Road in Bengaluru’s central business district, provisionally referred to as Turning Point.
The proposal is for a three-basement, ground plus 12-floor structure rising 54.45 metres, with a built-up area of more than 0.5 million sq ft. Thomas Associates is named as the architect.

Reading the Numbers
At 54.45 metres across 13 levels above ground, the average floor-to-floor height works out to roughly 4.2 metres. That is closer to commercial floor plate specification than to typical residential slab heights, though the developer has not disclosed the intended asset class.
Three basement levels on a CBD plot point to parking-intensive planning, a common requirement in central Bengaluru where surface parking is constrained.
A built-up area above 0.5 million sq ft is roughly 46,000 sq m. Projects exceeding 20,000 sq m of built-up area fall under the building and construction category of the EIA Notification, 2006, and require prior environmental clearance from the state authority — which is typically why schemes of this size surface in public proceedings before any commercial launch.
The Architect
Thomas Associates is a Bengaluru practice with a long association with Prestige and with landmark CBD buildings. It was the architect for UB City at the corner of Kasturba Road and Vittal Mallya Road, and for Kingfisher Towers on Kasturba Road, both delivered with Prestige as main contractor.
CBD Context
Victoria Road sits in central Bengaluru near Richmond Road, Brunton Road and Victoria Layout, within reach of the Trinity and Vellara metro stations. Large development sites in the CBD are scarce, and new supply in the core tends to arrive through redevelopment rather than greenfield construction.
Prestige has been active in the immediate area. The developer is funding the rebuilding of Brunton Road using recycled plastic waste, a stretch adjoining the Victoria Road belt, and maintains its registered office on Brunton Road.
Occupier demand in the CBD has held up. HCL Healthcare recently expanded into a new CBD office, while Prestige’s wider office portfolio has seen large transactions including a 1.2 million sq ft lease to HSBC.

Prestige’s Wider Pipeline
The proposal adds to a broad development pipeline. Prestige is building 4.84 million sq ft of commercial space in Phase 2 of Prestige Lakeshore Drive, has unveiled three residential projects with ₹12,000 crore revenue potential, is preparing three new projects in North Bengaluru, and is developing the 308-metre Prestige Sky Tower in Mumbai.
What Remains Unconfirmed
The asset class, unit mix, plot area, investment outlay, construction timeline and final project name have not been announced. “Turning Point” appears to be a working reference rather than a marketed name, and approval-stage proposals in Bengaluru are frequently revised in scope, height or built-up area before construction begins.
