Chennai-based real estate developer Casagrand Premier Builder has filed its Draft Red Herring Prospectus (DRHP) with the Securities and Exchange Board of India to raise ₹1,220 crore through an initial public offering. The proposed public issue includes a fresh issue of equity shares worth ₹1,200 crore along with an offer for sale of ₹20 crore by existing promoters. This filing marks a revised and increased offer size compared to the company’s earlier draft proposal.
As per the DRHP, the company intends to utilise a significant portion of the net proceeds from the fresh issue towards repayment or prepayment of certain outstanding borrowings of the company and its subsidiaries. The remaining funds will be used for general corporate purposes. Casagrand has also indicated that it may undertake a pre-IPO placement of up to ₹240 crore, which would be deducted from the fresh issue component if completed.
Founded in 2003, Casagrand Premier Builder has established a strong presence in the residential real estate segment, primarily across Chennai and other key cities in South India, including Bengaluru, Hyderabad and Coimbatore. The company focuses on developing residential apartments across various price categories, ranging from mid-income housing to premium and luxury projects.
As of June 2025, Casagrand had completed more than 100 residential projects with a cumulative saleable area exceeding 21 million square feet. The company also has multiple ongoing and upcoming projects across major urban and suburban locations, reflecting its continued expansion strategy in key housing markets.
In terms of financial performance, Casagrand reported revenue of approximately ₹2,696 crore for the financial year ended March 2025. During the same period, profit after tax declined to ₹235.6 crore compared to the previous year. For the quarter ended June 2025, the company recorded a loss, reflecting fluctuations in project execution timelines and market conditions.
The proposed IPO is expected to be managed by leading merchant bankers, with the company planning to list its equity shares on both the National Stock Exchange and the Bombay Stock Exchange, subject to regulatory approvals and market conditions. The filing comes at a time when real estate developers are increasingly accessing capital markets to strengthen balance sheets and support future growth plans.
