BANGALORE — Real estate developer Disha Habitat Properties has submitted a proposal for a new residential development. The planned project will sit along the Hennur Main Road corridor in North Bangalore. This area is seeing rapid vertical growth because it sits close to major commercial hubs.
Structural Outline and Tower Specifications
The proposed development features a distinct high-rise layout split across four individual towers. This design establishes a prominent vertical profile for the neighborhood. Therefore, some structures will reach heights up to 100 meters.
The structural blueprint divides the buildings into two distinct height categories:
- Towers 1, 2, and 4: These three structures will feature a configuration of 3 Basements + Ground + 31 Floors (3B+G+31F). In addition, each tower will stand at a maximum structural height of 100 meters.
- Tower 3: This single building is designed with a mid-rise configuration. Specifically, it features 3 Basements + Ground + 17 Floors (3B+G+17F) and reaches a height of 57 meters.
Furthermore, a multi-level basement system across all four towers will serve the community. This design will act as the primary parking and service infrastructure.
Density and Development Framework
According to the official proposal, the developer plans to build approximately 600 residential units across the entire layout. The project utilizes a premium Floor Area Ratio (FAR) of 4.8. Consequently, this number includes standard permissible limits alongside purchased premium building rights. This high FAR allows for a greater vertical capacity while preserving ground-level space for shared amenities.
The site on Hennur Main Road places the development inside a vital real estate grid. For instance, the location offers direct transit access to the Outer Ring Road (ORR) and Manyata Tech Park. Additionally, it provides an alternative route leading toward Kempegowda International Airport. However, the project must still secure final approvals from local municipal authorities and RERA before construction begins.
