Embassy Office Parks REIT has announced the acquisition of a premium Grade-A office asset in Bengaluru for ₹852 crore. The 0.3 million sq ft (around 3 lakh sq ft) building is located within Embassy GolfLinks, one of the city’s most established and high-demand business parks. This purchase strengthens the REIT’s presence in a key commercial micro-market known for strong corporate leasing activity and long-term rental stability.

The newly acquired property is fully leased to a leading global investment firm, ensuring consistent rental income and occupancy security from day one. According to the company’s statement, the asset is expected to deliver a net operating income yield of around 7.9%, which is higher than the REIT’s Q2 FY2026 trading cap rate of approximately 7.4%. The deal is positioned as a yield-accretive acquisition that supports Embassy REIT’s long-term growth strategy.

The REIT, which manages a large commercial office portfolio across major Indian cities, noted that this acquisition aligns with its focus on adding high-quality, income-generating properties in strong office markets. Embassy GolfLinks is considered one of Bengaluru’s top commercial zones, offering excellent connectivity and a strong tenant ecosystem. With continued demand from technology, consulting, and global capability centres, the micro-market remains one of the most resilient in the city’s commercial real estate landscape.

The addition of this fully leased asset contributes to Embassy REIT’s ongoing portfolio expansion efforts and enhances its income visibility for unitholders.
