Bengaluru’s northern growth corridor continues to attract new commercial developments as GoodWorks CoWork has announced plans to develop a Grade A Global Capability Centre (GCC) Tech Park at Aerospace Park Phase 2 in Devanahalli. The proposed development is expected to add modern office infrastructure in one of the city’s rapidly expanding technology and aerospace clusters.

According to project updates, the upcoming tech park will feature approximately 3 lakh square feet of built-up area, with 2 lakh square feet of leasable office space designed to accommodate around 3,000 workstations.

Planned Office Infrastructure

The proposed GoodWorks GCC Tech Park is being planned as a modern commercial facility catering to technology firms, global capability centres, and enterprise offices seeking workspace in North Bengaluru.

The development is expected to include Grade A office infrastructure designed for flexible workspace configurations and enterprise occupancy. With coworking and managed office solutions increasingly being adopted by companies expanding into India, the project is positioned to support growing demand from multinational firms establishing GCC operations.

Global Capability Centres have become a key driver of commercial real estate demand in Bengaluru, with several international firms setting up technology, research, and operational hubs across the city.

Strategic Location in Aerospace Park Phase 2

The tech park is proposed within Aerospace Park Phase 2, a major industrial and technology zone located near the Kempegowda International Airport in Devanahalli. The region has witnessed increasing interest from technology companies, aerospace manufacturers, and logistics operators due to its strategic connectivity.

Infrastructure developments such as the Satellite Town Ring Road (STRR) and the upcoming second Brigade World Trade Center (WTC) project are expected to strengthen the commercial ecosystem in the area. These developments are anticipated to improve accessibility and attract further investments into the corridor.

Impact on North Bengaluru Real Estate

North Bengaluru, particularly the Devanahalli belt, has emerged as one of the most active real estate growth corridors in the city. The expansion of airport-linked infrastructure, industrial parks, and technology campuses has led to increasing demand for both commercial and residential developments.

The addition of a Grade A GCC tech park could contribute to the region’s evolving business ecosystem by creating workspace for technology professionals and supporting the growth of global capability centres in the area.

Industry observers note that the continued development of office spaces in Devanahalli aligns with the broader trend of companies expanding operations near key infrastructure hubs such as international airports and industrial corridors.

As new projects are announced across Aerospace Park and surrounding areas, North Bengaluru is expected to remain a significant focus for commercial real estate expansion in the coming years.
