Karnataka Real Estate Regulatory Authority (K-RERA) has issued a ruling directing SL Plotted Development Projects Private Limited (SLPDPPL), part of Shriram Land, to fulfill obligations toward plot owners in the Shiram Godhuli Layout, Kathriguppe village, Chikkaballapur. The developer has been given six months to provide essential infrastructure components including water supply, electricity, sewage system, overhead tank, and sewage treatment plant, as promised in the sale deed and layout plan.
The order comes after complaints from 52 plot buyers who stated that despite more than 10 years since purchase, there has been no real progress on delivering the amenities. The ruling mandates the developer to submit a detailed project completion timeline and evidence of financial resources within 30 days.
K-RERA’s judgment noted that most promised facilities remain incomplete. Key infra like electricity connections, water tanks, and sewage treatment plants that were part of the original agreement have not been delivered. The authority finds that the developer must comply with the original commitments made in the brochures, agreements, and sale deeds.
Plot owners, many of whom are senior citizens, welcomed the decision as a legal relief after years of seeking action via RDPR, RTI, and RERA authorities. The order also allows them to seek compensation under adjudication if the developer fails to complete the infrastructure as directed.
