MUMBAI — Lodha Developers Ltd plans to launch 21 housing projects by March 2027 with a combined estimated revenue potential of more than ₹24,000 crore, according to the company’s latest investor presentation.

The pipeline covers roughly 15.6 million sq ft across the Mumbai Metropolitan Region (MMR), Pune, Bengaluru and Delhi-NCR, and is scheduled across the remaining three quarters of FY2026-27.

Seven New Projects, 14 New Phases

The 21 launches split into two groups. Seven are entirely new projects; the remaining 14 are fresh phases within developments already under way.

CategoryCountAreaRevenue potential
New projects75.9 mn sq ft₹9,850 crore
New phases in existing projects149.7 mn sq ft₹14,210 crore
Total2115.6 mn sq ft₹24,060 crore

The seven new projects span MMR, Delhi-NCR, Pune and Bengaluru. Lodha currently operates in MMR, Pune and Bengaluru, and has said it plans to enter Delhi-NCR with its first housing project in the current financial year.

Two Separate ₹24,000 Crore Figures

Worth clarifying, because the numbers are easily conflated: the ₹24,000 crore launch pipeline and Lodha’s ₹24,000 crore FY27 pre-sales target are two different measures that happen to land on the same figure.

  • Launch pipeline (₹24,060 crore): the estimated gross revenue potential of inventory being brought to market.
  • Pre-sales target (₹24,000 crore): the value of bookings the company aims to actually record during FY27, including sales from existing unsold inventory.

Launches Are Back-Loaded This Year

During the April-June quarter, Lodha launched a single housing project in MMR, covering 4 lakh sq ft with a revenue potential of ₹330 crore. That leaves effectively the entire pipeline concentrated in the final three quarters.

Pre-sales for the June quarter stood at ₹4,629 crore, up 4% year-on-year. Against the full-year target of ₹24,000 crore, that represents about 19% of the goal achieved in the first quarter, implying an average of roughly ₹6,450 crore per quarter across the remaining three — a step up from the Q1 run rate.

For context, Lodha recorded pre-sales of ₹20,530 crore in FY26, up from ₹17,630 crore in FY25.

Q1 FY27 Financials

The launch plan follows the company’s strongest quarter on record. For the quarter ended 30 June 2026, Lodha reported:

  • Consolidated net profit of ₹1,372.1 crore, up 103% year-on-year
  • Revenue from operations of ₹4,996.7 crore, up 43%
  • Collections of ₹4,205 crore, up 46%
  • Net debt of ₹4,931 crore, down ₹446 crore quarter-on-quarter
  • Net debt-to-equity of 0.2x, against a self-imposed ceiling of 0.5x

The company has said it holds a project pipeline with gross development value of close to ₹2 trillion available for sale, excluding land earmarked for development beyond the next five years.

Beyond Residential

Alongside housing, Lodha Developers builds offices, malls, warehousing and industrial parks, and data centres. The company, formerly known as Macrotech Developers, markets its properties under the Lodha brand.

What to Watch

Three things will determine whether the pipeline converts: the timing of the Delhi-NCR entry, which opens a market where Lodha has no operating track record; the pace of approvals across four states; and whether quarterly pre-sales accelerate from the Q1 level to meet the FY27 guidance.
