BENGALURU — Prestige Group is preparing to open the final residential phase of The Prestige City at Sarjapur, marketed as the “Final Chapter”. According to material circulated to channel partners, survey forms for the pre-launch go live on Wednesday, 19 August 2026, from 5 PM.

The phase is described as a 10-acre development with 660 homes in 2 and 3 BHK formats, positioned to overlook roughly 80 acres of plotted development and a lake within the wider township.

Configurations and Indicative Pricing

ConfigurationCarpet/saleable rangeIndicative starting price
2 BHK (2 toilets)1,070 – 1,150 sq ft₹1.39 crore
3 BHK (2 toilets)1,450 – 1,550 sq ft₹1.88 crore
3 BHK (3 toilets)1,700 – 1,800 sq ft₹2.19 crore

These figures appear in pre-launch marketing material and are indicative. Pre-launch pricing in Bengaluru is routinely revised at the time of formal launch, and the developer has not issued a public price list.

Stated Project Highlights

  • 10 acres, 660 homes in 2 and 3 BHK formats
  • Clubhouse with associated amenities
  • 85% landscaped open space, as claimed in the material
  • No common walls; three-side ventilation
  • Views over the plotted component and lake
  • Proposed Forum Mall within the township

Prestige operates the Forum retail chain across Bengaluru and has continued expanding it, including a planned Forum Mall on Hennur Main Road.

Where This Sits Within The Prestige City

The Prestige City is Prestige Group’s integrated township on the Sarjapur–Marathahalli corridor at Yamare Village, described in developer communications as spanning upwards of 180 acres and including apartments, villas and plotted development alongside retail.

Earlier phases have been released in stages. The township’s second chapter was announced in December 2025 under the codenames Fernleaf and Ethan. Prestige has also run payment-linked offers at its Eaton Park address within the same township, including a 24-month deferred payment plan and a “Two-Good” payment scheme.

If the Final Chapter proceeds as described, it would close out the residential build-out of the township.

What a “Survey Form” Actually Is

A survey form or expression of interest is a registration of intent. It is not a booking, does not create an allotment, and confers no contractual right to a unit or a price. Developers use it to gauge demand and sequence priority access before a formal launch.

The mechanism has become common in Bengaluru. Arvind SmartSpaces ran a comparable EOI window for its Sarjapur project earlier this month.

RERA Status: What Buyers Should Verify

The circulated material does not carry a RERA registration number for this phase.

Under Section 3 of the Real Estate (Regulation and Development) Act, a promoter cannot advertise, market, book, sell or offer for sale any apartment in a project covered by the Act without first registering it with the state authority. Buyers considering any pre-launch participation should confirm the registration status for the specific phase on the Karnataka RERA portal before transferring money, and should treat an unregistered phase as carrying materially higher risk.

Sarjapur Road Context

Sarjapur Road remains one of Bengaluru’s most active residential corridors, supported by proximity to Outer Ring Road employment centres, Whitefield and Electronic City. Recent activity along the stretch includes Puravankara’s 6.4-acre joint development agreement, DNR Developers’ proposed high-rise and Modern Spaace Realty’s planned tower.

Prestige has meanwhile continued to expand across segments, unveiling three residential projects with ₹12,000 crore revenue potential and drawing institutional capital into its hospitality arm through a proposed ₹3,000 crore CPPIB investment.
