South Mumbai’s prestigious Malabar Hill is witnessing a major transformation as redevelopment projects take centre stage, redefining the city’s skyline with ultra-luxury residential towers. Once known for its colonial-era bungalows and low-rise apartments, the area is now attracting top developers eager to tap into one of India’s most premium addresses.

According to data from real estate research firm Liases Foras, as of the September 2025 quarter, Malabar Hill has about ten marketable projects launched by leading developers such as Lodha Group, Birla Estates, and JSW Realty. These projects collectively offer around 176 luxury apartments, with nearly 30 still available for sale. The carpet price in the area ranges between ₹85,000 and ₹1,80,000 per sq ft, depending on the location, amenities, and developer brand.

Several redevelopment projects are underway, including Bharam Mahal by Aurum Group, Jasmine Lodge by Neelam Realtors, and an upcoming project by Oberoi Realty. The new luxury offerings include spacious 4BHK and 5BHK apartments, duplexes, and penthouses, with prices ranging from ₹2.4 crore to an ultra-luxury ₹385 crore for select high-end properties.

While the redevelopment brings modern design and upgraded infrastructure, residents have expressed concerns over its impact on the environment and the area’s natural charm. Heavy construction, deep excavations, and blasting for new towers have raised questions about the strain on infrastructure, green spaces, and the ecological balance of the hill.

However, developers argue that the transformation will strengthen the area’s infrastructure and housing quality. They emphasise that modern projects will include sustainable designs, improved drainage, energy-efficient systems, and better waste management. The redevelopment is also expected to increase property values and attract global buyers seeking luxury homes in Mumbai’s most exclusive neighbourhood.

Malabar Hill’s redevelopment marks a significant shift in South Mumbai’s real estate landscape — replacing heritage structures with world-class skyscrapers. As projects progress, the area is set to evolve into a hub of luxury living while balancing heritage preservation with modern urban aspirations.
