MHADA to Offer 5,000 Affordable Homes in Mumbai Through 2026 Lottery

MHADA is set to offer approximately 5,000 affordable homes in Mumbai through its 2026 housing lottery, with applications expected between March and June 2026, including around half the units in Goregaon West.

The Maharashtra Housing and Area Development Authority (MHADA) is preparing to roll out a new housing lottery in 2026, offering approximately 5,000 affordable homes in Mumbai, as part of its ongoing efforts to address the city’s housing shortage and make homeownership more accessible to low- and middle-income residents.

According to MHADA officials and real estate sources, online applications for the MHADA 2026 Mumbai housing lottery are expected to open between March and June 2026, with exact dates to be announced on the authority’s official portal closer to the launch. The lottery draw typically follows after the application window closes, offering eligible applicants a chance to secure homes through a computerized selection process.

Of the total 5,000 homes likely to be offered under the forthcoming lottery, around half — roughly 2,400 to 2,500 units — are expected to come from the Patra Chawl redevelopment project in Goregaon West. These units are slated to be made available to a mix of income categories, including economically weaker sections (EWS), lower-income group (LIG), middle-income group (MIG) and higher-income group (HIG) homebuyers.

The Patra Chawl project is one of several MHADA-led redevelopment and affordable housing initiatives spread across Mumbai. A significant portion of the homes being offered via the 2026 lottery are currently at various stages of construction, ranging from early foundation work to partially completed structures. As a result, many units may be ready for possession by 2028 or later, depending on construction progress and approvals.

MHADA conducts its annual lotteries through a transparent computer-based draw system, allowing applicants meeting income and eligibility criteria to participate fairly. Prospective applicants are advised to regularly monitor MHADA’s official housing website for registration deadlines, lottery schedules and required documentation.

Affordable housing schemes such as the MHADA lottery play a key role in expanding homeownership opportunities in Mumbai, one of India’s most expensive real estate markets. By offering homes at subsidised or controlled prices across income categories, MHADA aims to reduce housing stress among first-time buyers and lower-income residents while supporting broader urban development goals.
