Mt K Kapital has launched its second real estate fund with a target corpus of USD 450 million, marking a significant expansion in its investment strategy. The fund will focus on acquisition-stage investments in emerging real estate projects across India’s top cities, including Mumbai, Delhi‑NCR, Pune, and Bengaluru. The first deployment of the fund is expected by early 2026, aiming to support developers with structured capital at the acquisition stage.

The fund is backed by a mix of general partners (GPs) and limited partners (LPs) and is designed to facilitate early-stage projects. It provides developers with the financial stability needed to execute and complete large-scale initiatives efficiently, while offering investors exposure to high-potential real estate opportunities in key urban markets.

Mt K Kapital’s first fund, focused on the Mumbai Metropolitan Region (MMR), laid the foundation for its current growth. Its success in project underwriting and investor engagement has enabled the company to scale its second, larger fund, expanding into more cities beyond MMR. This move allows the firm to partner with developers across key growth markets and support projects that address the increasing demand for high-quality residential and mixed-use spaces.

The launch comes at a time of renewed momentum in India’s real estate sector, driven by rising housing demand, faster sales velocity, and increased consolidation around established developers. Institutional capital inflows like this fund are expected to accelerate project execution timelines, encourage redevelopment initiatives, and improve confidence among developers working in India’s top cities.

For investors, the fund represents an opportunity to gain early-stage exposure to promising real estate projects, while homebuyers may benefit from an increase in the availability of new housing and redevelopment projects over the next few years. By providing structured capital for acquisition-stage projects, Mt K Kapital is positioned to support both developers and investors, shaping the future of India’s real estate landscape while enhancing urban growth in major markets.
