NRI investments in the Indian real estate sector have crossed the landmark figure of USD 80 billion since 2010, driven by rising demand for residential and commercial properties across the country. Recent industry data shows a strong shift in buying preferences, with a growing number of Non-Resident Indians choosing tier-2 cities over traditional metro markets for long-term value and stability.
The latest findings reveal that cities such as Mysuru, Indore, Coimbatore, Kochi and Jaipur are increasingly attracting overseas buyers. These emerging markets are seen as promising destinations due to their lower entry prices, improving infrastructure, and stronger prospects for price appreciation. For many NRIs, these cities offer a balance of affordability and future potential that is difficult to find in already saturated metropolitan regions.
Experts attribute this rising demand to several key factors. Global economic uncertainties and geopolitical tensions have encouraged NRIs to invest in stable, asset-backed opportunities, and Indian real estate continues to be viewed as a reliable option. Tier-2 markets also offer higher rental yields, better quality-of-life parameters, and expanding employment hubs, making them appealing for future relocation or retirement planning.
Developers in these cities are responding to the increased demand by launching contemporary projects focused on premium amenities, sustainable features and improved community living. The enhanced transparency in the sector, supported by regulatory reforms and digital platforms, has made it easier for NRIs to explore, evaluate and invest remotely in Indian properties.
Industry reports also indicate that capital values in many tier-2 cities have been rising steadily, often outpacing growth in older metro markets. With new infrastructure corridors, airport expansions, industrial clusters and IT parks boosting economic activity, these cities are expected to remain strong investment hotspots for overseas buyers in the coming years.
As NRI interest continues to grow, real estate analysts believe the trend will significantly contribute to the next phase of the sector’s expansion. Developers, investors and policymakers are likely to focus more on emerging markets, reinforcing the shift toward tier-2 cities and strengthening India’s overall residential and commercial real estate landscape.
